Hi Machael, I hadn't talk to you in quite awhile. The Tenant is complaining about a toilet that is not flushing correctly. A while back the complained about the clothes washer not draining. It was the drain hose not mounted properly. You know Michael, I had bad feelings about the Tenant from the start. I should have turned her down. tomas

I have a Tenant Buyer who is having some minor maintenance issues. They want me to pay for it and are threatening me with a lawyer. However they have lost their leases and Option papers. Am I legally bound to provide them? Both the Lease and the Option specifically state that the Tenant assumes responsibility for the maintenance. Any thoughts would be appreciated.

For a while there I was allowing tb's to move in with the 1st month's rent and 1/2 of the option. With the remainder of the option due in 3 months. This allowed me to fill houses faster however I've had problems collecting the remainder of the option. I don't think I will do this anymore.

Not sure how we should report income. Let me give two examples. 1) Did a SLO with a property. Seller price is $100,000 TB price is $130,000 The difference is $30,000. Where do we report it? 2) Same senario except the Seller Deeded the property to us. How does this change the reporting? tomas
