  2. Thank you, Doug. I am reading on the SLO. That is probably going to be the way to go for us. I like that and I don't know why I didn't even think CA. The homeowner is getting me a key and I am going to get the contracts written up for the price MC suggested. She either accepts it or I move on to the next one. I am going to try this with fellow real estate agents as well. The most they can say is "no" and I am really used to that word by now.
  3. Thanks, MC! I just got off the phone with the homeowner. The market is slow right now and is definitely a buyer's market. There are a slew of new homes everywhere so gently used homes are not as attractive. She wants to have someone in the home by March 12th and I told her I can't guarantee that, unless of course I'm buying. But, at the time, my funds are very limited so I can't take over her 1200/month rental payment either. She said she's firm on the 160k, but I know as a Realtor, if they see a contract and it provides debt relief they will go with what is best for them unless they're just plain greedy, crazy, or both. I am going to read more on the sandwich lease. I need to make sure I understand what I'm doing with the sandwich lease. Thanks MC You're da bomb!
  4. I met with a homeowner today who is paying two mortgages, had recently rented home, and home is now vacant. She and her hubby are very motivated and say they will rent, lease purchase, but preferably wants to do a straight sale. I previewed the home today and it does need mostly cosmetics (renters didn't do the right thing) such as paint and replacing of blinds. Hubby has been going over walls (painting), but not achieving the effect that he desires. The owner is asking for 160k and it does meet the comps for about 170k. It is a 3/2 with a bonus, sunroom, formal dining room. The owner owes 140k on the home and is paying about 1190-1200/month in mortgage. The last time something was rented in the neighborhood in MLS was in 2005 and rent was about 1300.00. I want to do a pure option on the home. Should I take another route or would that be the best?
  5. Jonathan, people definitely like receiving "thank you" cards. It is mandatory for the onsite agent for our builder to send them to everyone that comes through the model home's door!   6. I know I haven't been on the boards often these past few months. MC knows this, but my uncle passed away not too long ago and my family took it really hard. He was only in his 50s and his death came suddenly. Now I just had a friend to pass away from breast cancer. Life is so short and sometimes I often forget how short until I look around and I've lost someone I cared about. Please keep me in your thoughts. I really need the strength.   8. LOL! I am searching for a good email script to send to buyers that I find on Craigslist. I have searched "craigslist" and "email" but I can't find what I want. I have seen a really good script in this forum and I thought I saved it in my "favorites" but my mind was playing tricks on me. I think it was from the guy (sorry can't remember name exactly) named Christopher or Christian. His signature line was really pretty with the blue and trees. Can anyone help? I want to get started with this today since I'm at work and not really working LOL! Thanks!!! Sholanda
  9. MC is soooo right on this one. Put him on the backburner. He wants to throw the ball in your court so that you'll eventually go through some negotiation war and he eventually says "no" because you won't meet him at his "fair price". He knows exactly what he's doing. Trust me on this one. As a Realtor, I've had my share of those "I don't know what my house is worth...woe is me" clients and in the end when you bring them a CMA they say "oh no, I would never GIVE my house away".

  12. Okay, so I was at my booth, selling romance products LOL! I do it all guys, don't ask! Anyways, I was at my booth and this guy was walking by and I asked if he needed some products to spice up his evening with his significant other. He was like "no", I need a lawyer though and we both started laughing. I asked him if he needed real estate assistance and he said that he does have a house to sell. Well, I walked with him and found out some info about his house. It is a beautiful home in a very nice subdivision. The problem is he is advertising that the home has 0.85 acres, when the tax records state 0.44 and he states the home is about 2800 sq ft and the tax records say 2080, all of this could be wrong. I definitely want to stop by and visit. He wants me to list it, but I'm thinking this might be my first option property. He is selling it for 225,900 and that is about right. He has hardwoods throughout and sep dr/lr and designer colors everywhere, master with sitting area, and sodded yard w/sprinkler. He is leaving all top of the line stainless steel appliances. Craig and/or Christine, what paperwork do I need to get the option started on this? Thanks! Sholanda

  14. Hi Craig! Thanks for the info! Yes, changing the apartment complex into condos could be extremely profitable for them and also quick sales b/c a lot of the tenants could become owner-occupants. They feel that it is less stressful for them to just purchase where they are now living.
  15. Are you trying to find renters or investors to purchase your option? Hi Adam! Since I'm going after for rent by owners, I would like to find renters primarily. Is this off target?
