No-shows are a constant irritant in this business. Try this: first, insist on a cell phone number for all your prospective t/b's. Then, before they leave and before you leave to meet at the property, require a phone call to verify that they are, in fact, on their way to the property as scheduled. If they don't call, or you can't reach them, don't leave your house until contact is made. Those who are serious won't mind this a bit. Or at least they shouldn't. This will significantly cut down on the inconsiderate idiots who don't think twice about pulling these stunts. Hey, guys, do you ever schedule more than 1 appointment at a time? Say 3 or 4, just to get the competitive juices flowing? I am still having trouble getting over the legal implications of L/O's in Texas, it is taking some time. Anyway, I would like to see how you folks are doing the showings. Brad
