  1. No-shows are a constant irritant in this business. Try this: first, insist on a cell phone number for all your prospective t/b's. Then, before they leave and before you leave to meet at the property, require a phone call to verify that they are, in fact, on their way to the property as scheduled. If they don't call, or you can't reach them, don't leave your house until contact is made. Those who are serious won't mind this a bit. Or at least they shouldn't. This will significantly cut down on the inconsiderate idiots who don't think twice about pulling these stunts. Hey, guys, do you ever schedule more than 1 appointment at a time? Say 3 or 4, just to get the competitive juices flowing? I am still having trouble getting over the legal implications of L/O's in Texas, it is taking some time. Anyway, I would like to see how you folks are doing the showings. Brad
  2. Hi, Pilot, have you been doing any L/O's in Texas with your new contracts? I have spoken to a couple of Seller's about L/O's lately and they have been very leery about them with the new Texas laws. Any info is appreciated, Brad
  3. Sorry it took so long to get back, it was $75 for the state, then $125 for the yearly filing fee. We do not have to register a foreign corporation in Texas.   4. For those of you who are having trouble cold calling, I highly recommend a book by Bill Good called "Prospecting Your Way To Sales Success." Years ago, when I was selling insurance, I was deathly afraid of the phone. I spent thousands on different systems, secret tricks, advertising, blah, blah, blah... I found this book originally on Amazon, and when I read and started using his systems, my sales took off immediately. For $16, it will be the best prospecting tool you can ever purchase.
