  1. Hey guys. Hope everybody had a great holiday weekend. I am back to the forum. Had been away for a while but still reading and learning from the forum every day. I have approached a Realtor that I like. I told her what I want to do and what I want her to do for me. She said she agrees to assist me with anything pertraining to RE, but she wants me to sign an agreement between ourselves stating that she will be my exclusive Realtor and I will work only with her. Should I sign this agreement? Is this common? Do you guys do it too? Thanks
  2. Why is that the longer the term the less likely TB will purchase? Because I thought, the longer the lease term the better chances TB will exercise the option to purchase...bc they will have enough time to fix their credit. In theory, yes, the longer the time the better. However, pilot's thinking is based on his experience that the t/b's who are serious will get it done within a year . If not, then it's not going to happen. I see. Thanks, MC.

  5. Good article, thanks Steve. I understand every day more and more that marketing is THE KEY in RE business. Talking about marketing.... I have a question Due to my JOB I cant answer calls all day long, but I want to post a number on bandit signs with prerecorded message. Which company can I use? I got google number but I dont think I can record any message there. And what scripts do you guys use in that message? If there was a post like that before, sorry. Thanks

  7. Hey guys, Hope everyone is busy with deals but still enjoying spring time...:-) I have a question... Meeting with the mortgage broker next week. I placed an ad on clist, received his fancy email. What questions should I be asking him? And what questions may he ask me? P.S. on the ad I said that I'm looking for "investor friendly", familiar with lease purchase transactions, broker. Thanks

  9. Pilot, I am working on my speaking out ;-) English is my 3rd language so sometimes I feel, that puts me away a little bit. Even tho I think I'm pretty fluent in english it is still easier for me to write questions and then read them 50 times :-) That is why I prefer emails vs cold calls too even tho I know they are very productive. Like MC says, "step by step". :-)
  10. Where did everybody go? some secret VIP party that non speakers on teleconference, were not invited? I for example wanted to speak out but pilot there "would not shut up" lol NO, in fact I am little slow, so my questions came afterwards MC, what did you mean by saying "don't promise rent credits if you can't give them"??? I am using them as marketing tool for buyers and I thought the rent credits automatically would adjust the sales price according the the agreements.... OR did I misunderstand something...? After I sign the contracts with the seller, how do I handle the situation when I need to bring the tenants to show the house? If the house is vacant I ask the homeowner for the key and if the house is occupied I ask them the leave for an hour? Also, on the Residential Lease Agreement when putting the lease term dates let's say 2 months away from now as a start date, what if I'm ready to put TB in 1 month. Do we rewrite the agreement with adjusted dates? This one is weird question but it has been on my mind for few days Have you ever had a seller who did not want to sell the house after the lease term is ended? For example the house market went way up and he wants more for it? Can these L/P contracts be terminated by the seller? MC, thanks for the teleconference. I've got some good info. Are you guys gonna have class in Atlanta again? IF no, where and when is the next one?

  14. I like it. It's like live chatting with MC. While I'm still reading my question that I just posted to see how many mistakes I made I already get looong answer from MC. It is a question day. I am about to email offer to the seller. To be clear. First I email him The Short letter, when he comes back to me with YES then I shoot the Short Offer Form (Residential Lease and Option To purchase Agreement). After I get this, I meet him and sign the real agreements needed. RIGHT? Thanks
