  1. I'm sorry Adam,I guess while i was typing my last post up,you beat me with your reply.

I believe Adam is saying that you have to have some money in the deal,otherwise you're acting as a middleman or strawman.Birddoggin is just pointing out a deal.If you get a contract signed,then you're acting as an investor on the deal.You need to put something down on it.It can be as little as $ 10,but i would say atleast $100 to make you look a little more serious. Once you've got a signed contract,then you can 1) Assign it 2) purchase it yourself This way will protect you from a savvy investor screwing you out of the deal,and shows you have principle in the deal. I remember posting a little story on another REI site about a year or so ago.This is a true story,and it goes something like this: Once upon a time,on a cold winterey night. Every birddog was sleeping,with their contacts held tight! When all of a sudden,a seller came calling Please help me,please help me!,I cant stop bawling! "Calm down",I told her,and wipe away that tear Your troubles are over,A birddog is here! I contact an investor,to his surprise I tell him the deal,and it brightens his eyes! I had no contract,with nothing legal to fight The investor says"Trust me,just trust me,and I'll make it right"! So,with my trust in him,to the bed I went Dreaming that night,as where the money will be spent! Weeks went bye,and the deal went down, But wheres the investor?,he's no where to be found! With the money in his hand,to the investors delight The only thing i can say is "I got screwed that first night"! The moral of the story is "if you dont have a legal contract,then you don't have nothing to stand on"!

This is just my opinion,but after seeing the video,theres probably more behind the scenes that has taken place. 1) A Liberal newspaper runs an article about L/o and calls it a scam.To them,any average person that wants to get into REI and make MONEY,well thats not Socialism,thats Capitalism! So naturally if someone can make a very good living at this (and the skies the limit),then naturally to the Liberals they call it a scam. To the Liberals,if your not living in poverty,then you could be breaking the law. 2) As far as Texas passing that L/o law,there may be more behind that than what we can see.For instance,lets just say the market being as slow as its been for the last few years and declining more,Realtors could be pushing legislators to put the brakes on the average "Joe Blow" to buy or sell a house without using them.That could make them in more control of a monopoly.Now i'm not saying that this a fact in what is happening,but then again who really knows?

  12. Well Adam, I don't mean to sound sarcastic, but you sure sound like it towards me. Michael gave me the simple answer that I was looking for. Sorry for being a little simple minded, and sorry if that question has been posted a thousand times or more.
