Hi everyone, I have a problem here. I started researching this real estate thing six years ago and I have yet to actually do my first deal. My problem was first learning how to find deals and now that I have accomplished that goal, the laws changed and now I can't find the funding I need to move on any of the deals I find. What I am in need of is someone who knows of a lender, hard money or private lending that can lend against the equity in the home and not base it on my credit. I have found several deals in the GA area and am in need of funding to start. P.S. Hey guy's you know we all are just looking for that edge that will generate a lot of revenue for our real estate adventures, but it seems nearly impossible to find. I am asking the question why all the avenues seem to come up short like finding properties in the NOD listings... well the people I contact from the list say they wish I contacted them about three weeks sooner but by the time the list comes out they have already filed bankruptcy. The flyers on the mailbox just doesn't seem to work either. word of mouth does well but there's usually no equity in the homes they just need a loan. SO... here's the deal, I just want to get in the game, so any of you who have properties that might not fit your rule of limitation, you know that have less than 20,000 in equity and you just don't want to bother with it... Hey guys, I am new to the real estate game and I want to get started but I need help. I build web sites and I am offering this… I need a mentor who can show me how to find deals in the Georgia area, and coach me through a couple. I am willing to give that person 50% of my first five deals and 20% of the next five and then 10 % of the next five. Also I will build that person a web site for free and show you how to maintain it.
