  1. Right. I think our business is likely to move in 2 directions - LO and buy for ownership/rental. I have some re-fi money from another deal I need to re-invest with a mortgage (so my 1st company doesn't lose money on deductible interest), which is why I need to do a loan... thanks!

  3. I'm considering a change-of-job - leaving my full time W-2 employment to go freelance. Wife would remain employed, and we have great credit, and about $500,000 in assets. Question is (for Lease Option or our traditional mortgage based investments) will me not having verifiable steady income make the investment business harder? Do you have any advice about that?

  5. Thanks.... What I'm hoping to learn is what people have found works best from personal experience. For instance, does 100k get you in the game? Can it be done for less (I have an opportunity to put 80 of it somewhere else)? Is lease-option the best/cheapest/least time consuming way to start, or is something else more efficient? Like buy and flip or REIT or ??
  6. Thanks for all the great input on this board- I really appreciate the help. I'm looking to guage how much time/week I should put into this business to build it up to full time (I need to keep my real job) and which of the many REI vehicles is best for quick growth on the capital I have. Any ideas (heck, even deal offers) are welcome I'm a current investor (one property, a 1MM warehouse in Boston area) looking to make REI a full time income. Not sure the best way to start (LO, buy and flip, rentals, laundromats, etc.), or how much money/time I should commit to it before it will bring in "real money" I have about 150k (750 leveraged) to start with - and a few hours a week. as soon as I can, I want a full-time income from this business... any tips?
