A local agency is offering a seminar on how to avoid foreclosure at a local library. I was thinking of going there, parking my car with its signs on it and sitting in the front row. I wouldn't offer any advice or anything during the seminar, I would just hope that people would figure out I am the investor by me not being antsy and not taking any notes during the talk . Do you think this is a good idea or would I appear predatory? TIA

They say it is not for business use, have you had any problems with the service because of that? TIA

There is really no dice to toss. Until the Big Three start making cars people want to buy, the economy is going to stay in the dumps in my state of Michigan.

I got my LLC yesterday and am pretty much ready to go after I set up a business checking account the next day or two. The question I have is: Should I get a specific credit card for business purposes only or is just dedicating a card that I have already to only business purchases the best idea? I do have a respectable amount of credit but I did get a BK 7 discharged a couple years ago, so how much additional credit I can get might be an issue. Any thoughts on this? TIA

That is a proof I asked them to send me with a sample phone number on it. But I have to say, your answer is funnier.

I got my car signs on Wednesday, after ordering them them on Friday.(Three business days). I was very pleased with the way they designed them too. Fast service, great prices, thoughtful design, I am pleased. Here is who I used, and no, I am not getting money from them, just a very satisfied customer. Great prices on car signs.

It does look pretty easy, I am going to do it myself. Thanks for the input, a great board and a great manual on investing.

Some places online seem to offer prices as low as $250 with a tax ID # and expedited service. Given the application fee in MI of $100, that seems reasonable. Anybody have any thoughts on this?

Anybody here use the standard contracts in the manual in MI?

You told me to look at michigan.gov for info on the truth in lending act and I assume this is the line that I need to include: NOTICE: Michigan law establishes rights and obligations for parties to rental agreements. This agreement is required to comply with the Truth in Renting Act. If you have a question about the interpretation or legality of a provision of this agreement, you may want to seek assistance from a lawyer or other qualified person.” History: 1978, Act 454, Eff. July 1, 1979. I can certainly include that. But looking through a manual provided by the city of Holland, where I intend to do my investing, it makes the the comment" According to the Truth in Lending Act #454, it is unlawful for leases or rental agreements to contain clauses or provisions which: Exempt landlords from their responsibility to keep their rental units in decent and safe repair." Does this mean I can not make the tenant in a sandwich deal pay for maintaining the property? I have looked through the act and have not found something that specifically precludes making tenants responsible for repairs and such. I remember the lead paint issue from when I sold my house and will follow up on that issue. Thanks for the input. The lead paint issue is something I am already familiar with but I thank you very much for reminding me. -
I have a nice space on the back of my PT Cruiser. Should I just put a sign there, just signs on the doors or on all three locations? I am leaning toward just putting it on the tailgate, since that is the easiest area to see in a parking lot and it would be both effective but not too loud. Anybody have any opinions? TIA

There is a small college in town, I might be able to hire a college student to do that cheap. And you are definitely right, I need multiple forms of marketing. Thanks for the invaluable input. -

I live in a very residential neighborhood and probably 10-25% of the houses are for sale. Now maybe all the people that want to sell are already selling, but I am thinking there is a lot of potential sellers that are just afraid of listing because there are already so many listings. Or am I wrong that there are probably not too many people that are not actively selling that might be interested? Also, I am not afraid of walking, good exercise and we live in a good area. Does that change anyone's opinion's or do you still think this is a pretty low yield thing to try? I come here for honest help, please feel free to be brutally honest. TIA
