  1. Would anyone out there like my help in marketing your CA? We would like to take on additional properties. If we find the tenant buyer for the CA we can split the money down.   2. My attorney talked with the tenant buyers attorney today and told him that we were not giving the money back because nothing was done incorrectly. The tenant buyers attorney said my company was "acting like a realtor without a license" and he said he would report this to the "Board of Realtors!" LOL My attorney said if that is what you feel you have to do go ahead! So that is all there is for now..... I think their s attorney is just trying to get some billable hours and make some money. It says right in michaels contracts we are not acting as a realtor or broker. It says it in plain english. Dont you think this attorney of theirs would have read that? And if he read that why would he say I was acting like a broker? Stupid!!! lol
  3. Talked to my attorney today and he agreed its ridiculous. The tenant buyers attorney said that his client did not know the money was "non refundable!" He also said she has MS and was recently divorced. He also said that he didnt know what kind of shell game i was playing! LOL He also said he was unfamiliar with this type of transaction!!! Does her attorney live in the back woods? So my attorney told me that he would would call her attorney first and then follow up with a letter. My attorney will call me back Wednesday. Its absolutely amazing how silly people get.
  4. Put a tenant buyer on a cooperative assignment into a friend of mines place last August. She put 15k down and 12k went to me(my LLC) and 3k to the owner. Well as soon as she moved in she was bitching about this and that. Then she started telling the owner that she wanted to move out and get her non refundable money down back. Then came the letter from her attorney to me saying the "conract was unfair especially the assignment of agreement part". The attorney also stated in the letter that she had some serious concerns about the contract as a whole! The letter stated that they want the 15k dollars back so we can avoid "litigation." So I passed the letter on to my real estate attorney on Friday and he said he would contact me on Monday after looking at the contracts etc etc. I am thinking this woman is just trying to shake us down to see if she can get some of her money back. The contract was in my llc's name signed by my LLC by me as a member so that is good. Has anyone else had this happen to them? Any thoughts would be great! Pete
  5. Thanks for your responses everyone. Mike, in answer to your question, I want to bring others on board because eventually I want this to get huge and go regionally and nationally. You need to have good people with you in order to grow b/c there are not enough hours in the day to get things done as it grows. Pete
  6. Hi everyone! I have a professional woman who I helped sell her home on a rent to own. She really loved what I did and wants to become part of my business as a partner so to speak. I don't want her as an employee so how would you structure a deal to truly benefit me and my company? I feel that my 7 plus years or so lease option experience should be compensated for and maybe a 50/50 split of option money for the deals she brings to the table. What do you think? How would you go about it? Thanks for all your help! Pete
  7. Hi everyone. I have 2 brand new condos and 1 home in Montana that I am trying to sell or rent to own. I will take either one. I have a top notch realtor listing all 3. I also advertise in the newspapers and online on craigslist for both for sale and for rent to own and no luck. I am even throwing in promotions like new flat screen tv, 6 free months of internet and cable, and even a new laptop for the purchaser!!!!!!! Can anyone help me with new ideas to sell these properties!!!! Even rent to own is slow!!!! Pete

  9. Steve, One thing you need to learn. You handle the money. Never let spouse in on money issues. I handle all money and investments. Also separate accounts is very important. Pete

  12. Jerod, I live in Montana and my market here is very similiar to yours.... red hot and will be for years to come. Everyone is moving here! Anyway... I do a majority of pure options with some CA's intermingled. Both will work well. Peter
  13. I look at it this way. Lets say I have a pure option on a home for $200,000 with the homeowner. I decide that I will market this home in the paper for $215,000. I will assign the house to the buyer for $15,000 and then the buyer will do a buy sell agreement with the seller for the previously agreed option price of $200,000. It is that simple. Pete

  15. I sometimes even will do a pure option for a homeowner without no contract at all. When I find the buyer the owner then signs Michaels 2 page form. I figure all it costs me is a sign in the yard. and ad on craigslist. an ad in the daily paper and an ad in the weekly paper. If I don't find anyone then so what.... not out hardly any money and I put myself in the position to collect thousands. Pete
