  1. There's a difference between repairs and improvements, and it sounds like everything you did is considered an improvement. Repairs can be expensed while improvements must be capitalized. I'm not sure about your specific situation, so you should do a little more research. There's a nice explanation at realtaxtips.com in the schedule E section under the repair category and the supplies category, you may want to read up on that.
  2. http://www.realfuturecrm.com/public/ This is a program I use, you may want to check it out, it's free. I've found it to be a useful for managing my prospects.
  3. Keep in mind that asset separation for segmenting deductions (accelerated depreciation) and 1031's don't really go hand in hand. At least that's what I think. Someone correct me if I am wrong here.
