  2. from William Bronchick's Flipping Properties: Banks rarely enforce the due-on-sale clause anymore because the process of calling in loans is not profitable. It goes on to say that as long as interest rates stay relatively low, it will not be profitable for a lender to call a loan due, especially if payments are current. Not speaking from experience of course (I've never flipped), but that's what Mr. Bronchick says.
  3. Hey guys, thanks for the guesses! I've seen it both like this: Pp and like this pp I'm gonna assume it's "Principal party" or "Principals please" or something to that effect. I've seen it in about half the ads in the LA Times Home Real Estate section. It must be some secret Californianese (I'm from Vegas originally). :ph34r:
  4. Hey everybody - just getting started with this lease purchasing thang and as I'm going through the newspaper ads I keep seeing "Pp" in abbreviations next to a lot of the entries. What does it stand for? Here's an example: Northridge, near CSUN. 2 BR, 1.75 BA Condo. In-unit laundry, pool/spa, large patio. (xxx) xxx-xxxx Pp Thanks! A few more questions: What's an OAC? When they say principals only, is that me? Is that a way of saying "No Agents?"

    The Rat Race

    Hi RatRaceHater, I just signed up with Michael yesterday and I feel the same as you do - like you I'm pretty young (25) and I already want desperately out of the rat race (so much for patience lol) and to make my own life. Last night I was also lying in bed and I couldn't sleep either - thinking about my hopes for my life and whatnot. It sounds like you've been a lot, but I hope for you (as I do for myself) that your search is over. Best of luck with everything!!!! BTW the lease-optioning the fish .. you guys are too much.
