  1. YA Steve! Me too!! I guess this form of marketing on CL is pretty popular now. I've received about 6 emails from investors using the same type CL system we do.
  2. Clone! lol anyone see Multiplicity with Michael Keaton? It's pretty funny. Daniel, I just had a deal like this, small town, far from me, very motivated seller. Alas after 2 weeks of marketing he said he had to rent it out because he couldn't carry the mtg another month. I learned some good things doing what I did. Like Steve said, partner with the owner (or their neighbor or friend) to get the signs up and the showings. The market for small towns is more narrow that mainstream houses---at least that's what I found. I never planned on seeing the house except the pics they sent. It could have been a cool deal. I had great response to the CL ads but it wasn't just the right fit. Even RTOers can be picky now sheesh
  3. Mike, I just say: I saw your ad on CL and am wondering if you would consider leasing with an option to purchase. I read that our own John Jackson has some kind of scraper software (somethin like that) as part of his L/O training program. You could pm him.
  4. Yeah I totally agree with Michael on this. (big surprise) It's such a drag trying to explain all we do (which seems it would be attractive to most sellers) 10-20 times a day---when they aren't even nearly MOTIVATED . . . they just want to find out if we're STUPID enuf to buy their house at their over-inflated price (what---are they living back in 2000ish??) I've had enuf experience now to know I only want to talk to the motivated ones. And even then it can be a deal that doesn't work out. But at least I'm not spending my time TRYING to fit a square peg in a round hole.

  6. I think it quite lovely. It loaded quickly for me and is easy to read. I like it. It does have the one glitch of the scrolling to the right to see the phn #'s. The picture of you and your wife (?) is so cute but might be more appropriate for an additional shot on another page since it's talking about "professional". Don't get me wrong I LIKE the pic but it's not indicative of professional to people who are in a bit of urgency and need to get it handled. Others here could disagree and give you their input. Just my 2 cents. That's all I would change---from a consumers point of view, I would be engaged in what you had to say.

  8. Daniel, that is a great post! Super evaluating every step. By doing that you also anchor in your mind what and how you'll handle it next time. Being in action really makes a difference, right? You never know----there still is a possibility for a deal---you could always tell him you needed to re-do the numbers when you got home because something didn't seem right. Yay for Daniel!!

  12. Holy COWBurgers!!! Where do you live? That's amazing results. Years ago I put up 20 and got 1 call before I even got home---it was just someone that was curious. But then I got a call an hour later from the law saying they would charge me $1500 per sign if they saw them again. I went for a drive---they were all gone So I figured that they were a total waste of $$$ bummer. Did you get any good deals from the nonstop ringing? Keep us informed
  13. I posted an ad last week for some independent contractor work so I could make some extra money. I got flagged and my ad was removed. So I followed the link they sent to me and found out that we can and SHOULD be flagging inappropriate posts in our local CL listings. The flagging rules are there on CL for review. They say that by doing this it will make CL a higher quality and more beneficial FREE service. So I went in there with a flagging mentality to the fsbo section and did flag many inappropriate ads by realtors and people posting the same ad 3-10 times in a day (the rule is every other day). I wonder if we all did this on a regular basis if it would actually make a difference. In my mind I don't need another thing to do but if it cut down on some of the c%&P on Cl it might be worth the effort. Your thoughts?

They then find that you'll be making $5K for having the know how and the agreements to put the deal together and solve their problem. Suddenly, the deal is no good. It can only be greed and/or lack of motivation.   16. awww, Sonny, LOL! K, brilliant but simple . . . at some point they are gonna know that you got your vig outta the sale price. I just told my current seller that I wrote the option price that the buyer will pay into the sales price. I thought of the explanation you mention here Michael but I didn't want them to come back and get all fussy when the house sold for x and all they got was the originally agreed upon net price. You have said Michael that if they get fussy at that then they really aren't that motivated, right?

  19. Dear wonderful Steve---who is always here for everyone----this is a very good post. We need to remember this technique. I've been getting closer to this but I usually stop before I get to the "Best" price. :blush: DANG it!! BUT, I am good at going back a few to 5 days later and saying "the market doesn't want to pay this" or "you know, the comps just aren't supporting the price you gave, ya wanna sell this . . . or not" Always more to learn or to sharpen. Well, maybe all you pros don't have a need in this area. I am speakin for myself Thanks for the post!!!
  20. Chad, I TOTALLY get the warm fuzzies at the thot of a "yes" after hours of sitting combing thru the CL listings for a possible deal. I understand. Please post what you came up for an offer so we can share in the fun (madness) On this latest response you got: if he wants to walk away so bad (and spit on the property as he leaves ) he should be willing to take a pretty good discount; maybe buy at 80% would bring a quick buyer.
  21. Hi Chad, I'll share what I've earned so far; some of the experts will probably add more. First let me say that it all makes perfect sense before we start doing the deals---or have the opp to feel like we might do a deal. For me this is where the biggest learning has happened---------hmm, just like Michael said, imagine that I think you've read The Manual, right? I've read it almost 3 times and still get stuck.

  24. The buyer. What someone is willing to pay determines better than everything else what a property is worth.Appraisals, cost per SF, etc are all starting points. From there human emotions take over. Wow, such an interesting learning curve. I am learning so much getting this deal done. So, to me right now it seems that there is little that is black and white---other than if the numbers will work for us to take the deal. But even then there are many roads that lead to the $$$. I smell a payday coming soon
