  3. Who decides the price per sf of a property? I understand that it is the most concise way to determine fmv for a home. However, I think sometimes a home can still be overpriced for an area or for the amount of inventory available using this formula. Yes? No?
  4. New things always come up, right? I wasn't sure what to do with this. Your advise would help. I posted this on a big investor forum (don't know if it's cool to name the forum here): I have a house under contract in Oroville Ca which is 7 hrs from where I live. I am looking for someone to put up some signs and some flyers for me to help sell the prop. I would offer compensation for this service. Is there anyone that would be interested in this offer? And this is the response so far: Just my 02 cents... It's a small town with significant inventory, I would contact Table Mountain Realty or The local Remax office to move it.   12. ok totally frustrated (short fuse syndrome). I've spent the last 15 min trying to post an ad on Backpage--my first one. It keeps telling me I have too many caps in the title---there aren't any cuz I kept getting that error. So I left the site and tried it all over again . . . yep you guessed it . . . too many caps in title. Any clues guys???

  15. Not being a beee-achie here David but sometimes it's good to keep the attitude that, "Hey I GOT the chocolates. If you play nice I'll share". It's all about making sure that they see they need you and not the other way around.

  18. Hey gang, Just wanted to pass on a nice note I got from a deal that I thought had died this week. I won't go into all the deets but here's what he just now said (Ihad sent the short form letter days ago): "I apologize for the late reply. Been quite a week... anyway, I've decided to rent out my property to some new tenants who have shown an interest. I will definitely be desiring to sell in the future, but not right at this time. I like what you offer and your service sounds very good. I will keep your information and contact you when I am ready to lease/sell." Thank you again : ) So that is enuf of a reward for all the time spent. Yay!
  19. Yes Chad, there are some threads here about that. I think maybe Jonathan Rexford referenced that he doesn't keep just to one tool. He did write something about trying to get a pure option on a house and market it etc maybe someone more experienced than me will be here to lend their thoughts.
  20. Hey Chad, I am mostly marketing to OOA props. So I am feeling my way through. I can't even give you a report as to how it's working cuz I'm mid-stream. I'm finding an agent to put up some signs. And have NO idea about the closing The "getting" the deals doesn't seem to be a challenge though. I tell them this is what my company does across the country. I say it like it's no big deal and it's successful every day. Attitude is everything. They can't see me having to do deeep breathing so that I can relieve the "omg what if I can't sell this thing" attacks. They don't know that I am not sleeping much at all becuz I am thinking about how I'm gonna get'er done. Sheesh. And the funny thing??? I look forward to this every day. I would like to get paid soon tho There are some here, including the mighty MC, that do OOA deals. There is some good stuff here in the forum archives too. Keep us informed about your journey Chad. When one wins----we all win
  21. Steve, thanks for those thoughts. The thing is for newbies like David and me we haven't a c t u a l l y seen this work---you know, like real life, tangible. So there is always that lil voice that we hear in the background that says, "It might not work". Your words are comforting and encouraging. Chad, this is what I am doing for a house I am marketing that is about 7 hrs away. My job today is to get on the phone and call r.e. offices up North to find a new agent that would like to make $1500 to put up some flyers and a handful of signs. One leetle prob; I don't have the $$ for the signs. I've got to figure that out---I could make some. But IF I had some signs here at my location, would I just package them up and ship them to the agent? What do you do when you are arranging signs and flyers for that for an OOA (Out Of Area) prop? Ding! Idea: Maybe it would be good to post on a couple forums to see if anyone is up in that area that wants to work with me. If anyone is lurking here and wants some $$ let's Do this
  22. Thank you Jonathan. this is a nicer home in the greater Phoenix area so I'm going for a long term l/o. Do you just add adendums/special clauses to the MC contracts?
  23. LOL! I love the ingenuity of that approach! Yes, I work a J.O.B., around 60 hours per week just to keep the lights on and my Chihuahua fed... I have a Chihuahua too! And she can EAT!! I realize it's harder to make a buck today than it was, say, prior to November 2008, but I'll keep on. Hopefully sometime around November of this year, it will get a tad easier. Why do you think it will get easier after November? You think people might exhale and start to make decisions about what they are REALLY going to do about their r.e. challenges? Maybe. I definitely hold no optimism as far as any administration doing anything to help----well----much of anything. Even if a politician did something right it would still take a year or more to start to have a "good" effect. Just my jaded view. Remember, I'm making my money in crei so I can move to Costa Rica and live a lovely life as an expat. Whoa, got off topic there. David, I'm about 20 yrs older than you and all I can say from my perspective is I wish I would have found a way in crei when I was you age (actually younger---when I first had the idea). Lately I am wondering if there really are any deals to be had on CL but I'm going to keep pressing forward and I won't give up. I am marketing everywhere and facing the challenge of doing ooa deals. Some days because of my j.o.b. I ask myself if I'm crazy. Well, that's beside the point . Crazy or not, I tell myself, "Let's DO this!!" Thanks all this is a good thread, very helpful.
