  1. Sheesh, hard to tell when I'm wasting my time or not. I guess it gets easier to discern after a while. So this old lady I'm talking to is handling everything for the son (who will be in on negotiations too---both are on title, he is the decision maker though). Wow , this is sounding more and more convoluted as I type. He wants to know if I have references. Michael I know you mentioned this in the Manual but isn't this a stupid question anyways???? I mean, let's see, I'm offering to market their house and organize all the pieces of the transaction, make them money and take care of their problem. And THEY need refs??? :lol: I told her this is a no risk agreement---non exclusive contract and that I work with partners that have references. Then I asked her why her son felt that refs were necessary. She didn't know. We're going to talk in the morning.

  6. Thanks for your input Brian. I like Redfin better but it doesn't have some of the more remote areas---rural. You are right it's a drag to make just random offers. I'd love to hear how the resident pros would do those. (psssst, that's a hint, Michael, John and Steve).

  10. K, remember I'm numbers and financing challenged and be gentle. This guy called has a prop on 5 acres in Oklahoma. He says he needs to refi so he can offer someone a better deal (bring all the rates down) but here's the numbers right now. The P&I is $1175 on 1st & 2nd then the taxes & Ins are $405. Sale price is close to fmv. Rent would have to be $11650ish. The ave rent in the area is under $1k. What would you tell him? Oh, his motivation is a divorce 1.5 yrs ago he wants to move past the memories and wants the children to go to better schools. He wants to do this right and not act in a hurry to just move on.
  11. Hmmm, I smell a jv possibility here Brian But the Tehachapi deal isn't happening---too many cooks in the kitchen and unrealistic expectations---price etc. Maybe it just needs to ripen more.
  12. Newbie here, What has been your experience with sites like Zillow, Trulia or Realtor.com for getting estimated selling prices and/or rents? If you have few or no comps do you take their (those sites) word for it? Thanks!!

  15. I got a call from a nice lady yesterday about a house that she is "seriously interested in l/o". She set up a l/o for this house but I guess the contract she used said the extra $$ over the rent amount was refundable---something like that. Anyways the renters left after the 1st year and wanted their money back that was to be toward the "down payment". Thus she wants someone who "knows what they're doing" YIKES!! that would be me?? So she's concerned about the legality of the forms I use and would want them reviewed by her lawyer. That's fine, right? BUT the main thing about this deal is that it's 20 minutes from the nearest main town. It's a small town of 7k people out in the boonies. She said that the buyers would probably would come from one of the larger cities. The house seems to be priced right according to Trulia and Zillow. Comps are scarce---only one that sold that has same $persf. Zillow says it's worth 10k more than she had it listed for. The realtors said it was over priced though---that's why it didn't sell in the 6 months that just ended. All the houses for sale in the area have been on the mkt for 100+ days. The rent she's been getting is in the right range also. My marketing plan would be to market in the larger towns because there isn't a lot of traffic driving around in the her neighborhood. I really don't have money to place newspaper ads. Does anyone still read those anyways? I'd have to get a realtor to place some signs and flyers. I don't have the know how to build a website with all the pics and a form for the possible t/bs. Are any of you doing that? I read on here that someone was using a call # to get the information to the callers to weed out some of the lookie loos. What would be the name of that service? Is it worth the cost? Thanks for your help!

  20. Hey Erik I won't step on your toes. In fact maybe someday we will do a deal together (that would be fun!) I only operate from a place of abundance. There is plenty to go around.
  21. Yuppy, Erik, a super good lesson in not being attached to "gotta do a deal!!" Too funny. I got him through emailing for fsbos. Not great prospects coming in but it's good practice. I have found better responses to the emails sent to Oklahoma over So Cal! Hmmm not surprising but we'll see where it goes in the end.

  23. O K this guy is nutso and a control freak too. Here's what he just sent me to my request yesterday for the address to the property----which he doesn't seem to want to disclose. "Melody, i am still waiting for the answer to my original question, which is what is the cost and or the net to me, if doing one of your deals. I know over 300 realtors, many dozens of lenders, appraisers, REO mgrs, attorneys, etc and have been IN this business for 35 years....i dont need anyone to run more comps, or salespeople leading me down a long road to find hidden surprises at the end, i dont have time or interest for that. Please save all the trouble and work, for now, and tell me what your deal is- cost, fees, etc- using a hypothetical number for my house. Okay? Go with $575k, $500k, or $600k, or $650k if you want- pick ANY number- i dont need to hear that there are many variables, i already know that, so PICK some variables to use in your EXAMPLE - give me 3 dif examples if you want, or more. I dont care, i NEED to see how YOUR DEAL plays out on the various buyer/ down payment scenarios you expect or have seen. So just give some examples using a number for purchase price, sane fir interest rate, and term. I kbiw you can do this , so please do so now just give me the bottom line here, whats your deal, how does it work. If theres a way we can benefit e/o great ! Thank you Roy" Unless someone can give me good logic not to leave this guy in the dust, I'm outta here
