  1. Hey Jonathan, Do you ever try to work no equity homes? I know that makes no sense from an investor's standpoint, but some of these "deals" may lend themselves to be positive monthly cash-flowers if the rent vs mortgage payments balance out. Granted, if a bailout were ever needed, the property could be a headache. On a different note, regarding direct mail, my partner and I are always kickin around new marketing ideas and such. Well, tonight I was cutting my hair and noticed a picture of a happily married newlywed couple in the newspaper (I use newspapers to catch my hair, in case you're wondering ) and I thought "huh, most newlyweds (or newly-engageds) are realtively young, might have "virgin" credit, are in entry-level positions, etc., etc., etc. If I could get a mailer to them once their engagement notice/marriage license announcement is made public, I might be able to grab a piece of business."   5. Hey Everybody! Been awhile since I've been on here! Hope you all are doing well! My new market is keeping me busy as ever. Tons of opportunity. Many Motivated Sellers, but hard to find the ever-so-elusive "Motivated Buyer". If anybody has any tips on how to find this creature, do tell! J/K, I'll scope the forum for tips, as this has been discussed many times before The point of this posting is to build a list of as many REI-related keywords as possible. I was reading a competitor's ad the other day and the first couple paragraphs were pretty well written. As I kept reading, I noticed a steady decrease of consistency. His last couple paragraphs were a conglomerate of various keywords and phrases. He tried hard (I assume) to make it all make sense, but I can guarantee that any half-witted English/Grammar teacher would stamp a big fat F on his novella and request a parent/teacher conference. Anywhooo, this gave me an idea. People tend to stress the need to include as many keywords as possible (in an organized, respectable manner) in our ads with the intention of driving more traffic our way, hopefully resulting in more leads. While we could take the approach this fella did and try to morph them into a working paragraph, I was thinking of a way to simply include a keyword list at the bottom of every ad. As this would likely look tacky, there may be a way to hide the list by changing the font to blend in with the web site's background, say white for CL. Users would be able to see the list if they simply highlighted the text. We could also shrink the font to a microscopic level so it would be near impossible to read (and change font color, if desired). The keywords would still be searchable but would not be as "in your face" as regular type font. Also, freakishly small, hidden font wouldn't increase the size of your ad to the point that a user would be like "WTF, why is this ad so long while there's only one paragraph of text?" while scrolling to the bottom of the page. There also may be a way to guise the keywords in an embedded html format that is still searchable, yet not "visible" to the naked eye. I don't know, just ideas I've been kicking around the past couple days. I wanted to present the idea to you all to get your input. Any and all input is well appreciated I borrowed some words from the guy's ad and added a few more off the top of my head. I have a busy day tomorrow and didn't have time to add more to the list, so I'm going to give you what I have right now. There are other region-specific keywords we can tweak our own lists with (surrounding cities, neighborhoods, landmarks, etc.), but I just wanted to keep it as universal as possible. The list, in it's current form, is more geared towards Sellers. We need to find some to attact Buyers as well. In order to preserve the integrity of this initial list, I propose that as we post new keywords to simply add your words to a new posting, so that we don't have 6 different versions of the list floating around (I was a Quality Engineer in my former life, so consistency is a big part of what I do ). Once we've "finalized" the list, I'll compile them into a single file and will send it to you all. Let the games begin!!! I'm aware that Realtors/agents are not always the easiest to work with when it comes to piecing together a LO, but I've found that many of them in my area have properties available for LO and are willing to "hold paper" until the deal closes. I was speaking with one today that has a couple SLO properties for me and he asked me a question that kinda caught me off guard (i'm trying to avoid SLOs, but I already committed a SLO, not CA, to him): He wanted to know exactly how the check gets cut at purchase. Basically, say at closing, I sold the house for $5k more than what I contracted it for with the seller. He wants to know how exactly the $5k gets paid out to me and how the $100k (seller's price) gets paid to the seller. Does title transfer through me then to the t/b (which would basically be a double close)? Or how exactly, in legal terms, do I get paid in the deal? Thanks! Chris

About the 45-60 days to find a qualified t/b: Do you start your lease periods with the seller/homeowner 45-60 days out to allow you time to find a t/b or do you generally eat 1-2 months of rent payments? I think I know the answer to this question, I just want to make sure haha
  12. Yet another good quote! lol So in all of your experience, what percentage of t/b's do you have skipping out of the property early....both with and without property damage? Also, in your market and throughout your experience, what percentage of properties are you able to find t/b's for? And roughly how long? We're lookin at using a 45 day window, but not sure if that'll be sufficient enough. I know all markets are different, but I'm just trying to get a general idea. Thanks! Chris
  13. Very good. You may have just shined some light on how I approach deals. I usually try to get a SLO before a CA because I think it sounds more appealing to a homeowner ("I'll manage your property for you for free, blah blah blah"). I've always been aware of the risk involved with SLOs, but now seeing it how you've written, I might rethink my strategy a little lol Thanks again for the response! Chris
  14. Hey Pilot, Newbie here. Since you stick around the deal for the duration of the lease, why don't you focus on SLO's instead of CA's to get a higher payout? More risk with SLO's? Thanks, Chris
