  2. You may want to do a search of the forums, because I believe a few months back there was quite an extensive list posted of FSBO sites. My experience with all of them is that they don't get updated frequently. I did e-mail marketing to many and never received any response. I did direct mail letters to many with nothing that materialized. Most of the time, the home had been sold months/years earlier. It could just be the state I live in though. Do your own investigation of the sites. Others here have had good results. Summer

  5. Hi C or B My experience with radio advertising (in a different biz, not RE) is repetition. Is there a way to run all of your ads on only 1 radio station? I believe a person needs to hear something 27 times in order for them to get the message. I would pick the one station that you believe hits your target audience and try to get all of the radio spots aired on that one station during the week. I would also try to use key phrases from your radio ad in any print ads (flyers, classifieds, brochures, etc.) to reinforce your message. So, if someone reads one of your flyers they'll be thinking "Oh, yeah, these are the people I heard on the radio." Constant repetition and reinforcement of your message. Good luck.   6. Just wanted to add a new book that I found helpful, "The Power of Focus" by Canfield. Hansen and Hewitt Illustrates and gives exercises on how to be foused and stay on course with your goals. Great for any type work venture. I highly recommend it. Summer

  15. Just wanted to know how everyone's e-mail marketing has been going and if you put together any deals from your responses. I've been sending out e-mails the way you noted above and I have received absolutely no responses back, not even a "sold" message. Keep in mind the number of homes FSBO online out in my area is minimal, but I thought I would get at least one response back with either their home being sold, or a description of the home, where it is located etc. Keep in mind I write to them under my own name, no mention of a business, my personal e-mail address, etc. Real soft. Just wanted to know how you all were doing and the quality of the leads your getting. Thanks. Summer

  18. From what I read it is only for FHA loans, which most people wouldn't go for anyway right now. From the little bit I know about them they are harder to qualify for and they don't offer the better rate like they used to. Anyone know more specifically about this? I would love more clarificatin on this too. Summer
  19. Samantha, I'm so sorry that your weekend was not more successful. You are definitely on the right path to doing this L/P biz, don't throw it all away now. Yes, you may need to get a part-time job temporarily for some cashflow, but don't lose sight of what you learned and accomplished. You found a motivated seller! You got him to sign-on to a program! You're marketing a property and for only a few weeks now! You're on the right track. It's just time. Also, a thing to note is that this is a business. I don't know of any business that doesn't require time and little bit of investment money to get it going. Most of us are trying to do this with very little monetary investment. That may mean a little less marketing than we would ideally like. And, that may equate to taking a bit more time finding that T/B. But you're in an ok position with a Cooperative Assignment. So, hang in there. I know it's hard trying to explain to a husband who wants to know when the $ will be coming in, but maybe that's where a temporary part-time job will come in handy.   20. Hi Samantha, I can feel your frustration. Are the newspaper and the one heavy framed sign the only marketing you've done so far? The newspaper is probably the most expensive marketing avenue. Have you put fliers up at the big companies in your area? Most big companies have bulletin boards in their cafeteria or Human Resources dept. I would try at big companies, hospitals, universites, etc. Those people are working people who have money and would like your situation. Also, those type places have people relocating all the time who could benefit from a rent-to-own situation. You could even e-mail or fax a copy of your flyer to the HR director and ask them to post it saving some foot work on your part. Also, talk to your friends. Have you told them you have this great condo and do they know of anyone they work with who might be interested. Word of mouth is usually the best referral. See Option 8's last post on plugging away. Many of her referrals came from a friend, acquaintance or neighbor. How about some handmade signs? This is a 3-day holiday weeked coming up, so hopefully you'll get lots of exposure in the paper this weekend. Best of luck. Summer
  21. Troy, Interesting idea. I don't know how voicemail from your local phone company works out by you. By me since I use my phone company's voicemail (instead of having an anwering machine at my home) when I call into it, there's an option to Leave a Message. What this function does is this: You record a message to your FSBO, then dial in their phone # at the end of the message. If the FSBO is also on the VM system it delivers it directly to their voicemail without ringing their house. If they're not on the system, you get a message saying that phone # is not on the system. (Then you have to do it the normal way -- call them direct.) Anyhow, if this system of leaving messages works for you, try it out. I think it's good if you like getting the FSBO to call you back, especially if it keeps you from getting too nervous during the initial phone call. Summer

    I'm a bit confused. Isn't the bldg a 4 unit or 4-plex (not duplex)? What is the $295 a month for or referring to? Is this a different building? Sorry, maybe it's just that it's a multi-unit building and I'm not following the line of thought. Summer
  23. I just hate to waste anything...paper, money, time, etc. Is there a way you could neatly handprint your company name on these items until you run out? I know it may seem labor intensive, but in the beginning until you start producing $ from this ventur, it's a way to save a few bucks. Summer

    Hi Mark, I'm new at this whole thing too but this is what I think from reading the ad. I don't think the ad describes the bldg/situation enough. I might write something like: LAND CONTRACT/LEASE PURCHASE 4 unit bldg., N. Island, fully rented, pos. cash flow. Easy terms, low down Great investment. XXX-XXXX Stress some of the positive attributes about the bldg and the deal. Good luck. Summer
