  2. MC, I read this with interest, terrific is all I gotta say !!! 1 question: If the pond (as in the original post by Neal) is not on the property being sold (via L/O or CA) how would the Seller (homeowner) have any liability?

    IMHO, a property is worth exactly what a buyer will pay, provided I dont attempt to deceive the Lender by inflating the FMV by illegal means.
  4. Ok Andrew here is a question for you. On another site I visit, there is an investor asking about an LLC obtaining the loan without personally assuming the mortgage? Can this be done?

Actually this is an excellent advertising idea, however you dont have to paint it, you CAN have magnetized plackards made that will fit where you want and say what you want (albiet a bit more than 100 bucks, but like paint its lasting) then weekends or on a date, you just remove them (warning the sun will bleach where the plakards are not !)

  11. Michael, reading your posts here make it appear that you do 1(one) contract, to Lease/option to buy? (if Im reading correctly) Wouldnt it be better to execute 2 documents, Lease and a seperate Option?
  12. Todd, My one bit of advise, WHEN this deal goes through is to dump the pool (sell it cheap) I believe there would be liabilty problems when YOU install a T/B. They could purchase a pool and install on their own if desired. Great job!! P.S. I visited the web site, looks good !! John

Angel, from what I have been able to Gleen off the posting I have read, a NO DOC loan is strickly drive by your CREDIT SCORE, and most Start at 600 or better. I would certainly like to see Interest Rates posted on these types of loans and Terms? 1 yr 5 yr arms etc... 15, 20, 25, 30 yr
  14. Andrew, great posts! question 1. If I have a 660 Fico why would I require a no doc loan ?(faster? eaiser? ect...) question 2. You made reference to stay away from 30yr loans, so my Q is: What about a 30yr NO DOC thats Assumable? Now you have a great loan to pass to T/B and all you need to assume it is verify employment, name ssn ? is my reasoning rite?
