  1. I've read the section on CA at least 3 times and I still don't quite understand how it works. I guess, I learn by example. If anyone has a real example or fake, please post so I can grasp this concept. Plus, in the CA contract that comes with the manual, it states that "Any assignment fee paid shall be considered option consideration and will be credited in full towards the purchase price of the subject property as specified in the attached Option to Purchase Agreement." How does that work. Thanks in advance for your help. My ad is finally running, several calls, but no first deal. Thanks for all the wonderful marketing advice.

    POA Form

    I just got some advice about power of attorney forms? Does anyone have one of these? Can you use a standard form? What's some good advice on these forms?
  3. I'm a newbie as well. I looked into all those products, but because I am cheap with my money I decided to buy Michael's course. I'm very excitied about getting my business started. I have read the manuel twice and I have started contacting lawyers about double closes, my first newspaper ad will start this Sunday and I am in the process of getting a website. Not only is his book informative, but his website is very helpful. When I talk to people about this type of real estate, I get a lot of people wondering how I learned about this type of program. I have even impressed my real estate agent friend. I'm treading slowly so I won't make a bad deal, but I am treading. Good luck, post a couple of questions and see how quick you get a response. You will feel like you owe it to Michael to buy his course. Enough blowing sunshine...buy the course you won't regret it.

  7. Rental home that has had some nice repairs done. Appraised at 79,900. Owner asked: 4k option (Needs some money now for repairs that have been made.) 550 rent 75k sale price Comps are around 85K for neighborhood. It's in a nice neighborhood, most homes in that area rent for $700/month. I know he owes less than 75k, but he won't budge on the sale price. He's tired of renting, but I guess just not tired enough. I've been post questions and read michael's manual, so needless to say, I am ready to start. I'm just not sure if this is a good deal. Just can't decide if I am blinded by my eagerness to start or if it's worth my time.

  9. Did you find your first houses through direct calls or through the classifieds? On the flips, do you just contract them, then sell to an investor? Thanks for the help. How long did it take you to get your first deals?
  10. I'm new to the lease option business, but I am very excitied about the future. I want to start a managment company in the near future. I will have to start part time because I am a full time teacher. Does anyone have any input about their business? Such as, what type of profit I should expect ? Is it extremely difficult to begin your business from home? Do people take you more serious if you approach them as a management company or as a real estate investor? Just curious. I'm not looking for get rich quick numbers just some real world examples of yearly profit. Thanks for your professional help.
  11. Do you have to write up a special contract for the assignment flip? After the money has changed hands from the t/b to me, what do I do to get my name off the orginal l/p from the seller? Has anyone ever had the assignment fall through(T/B not purchase) and the original seller complained?
  12. By Modular Home, I mean mobile home or trailor. It's called different things in different parts of the country. It could be single wide or double wide.
