  5. That was me on my first mothers day with my wife. But, I didn't upgrade to a double bag. I still hear about it to this day but at least she laughed at the video.
  6. fun thing, I drove through the old hood last week and so glad we sold our house wen we did. There are some of the same houses still for sale. we bought it 3 years ago (on l/p) for 75k put 30k in it and sold for 194k in march not to bad
  7. I say negotiate a new price I don't know how bad the extent of damage is but trusses are not to expensive......if it cost 12k to reroof, insulate and sheet rock ask for 25k and gut it

    Sub2's violate it to but why do the have a spot on the hud form (I think its line 502) that says basicly "portion taken sub 2 existing financing"????????
  14. I would have to say yes......any in TX As for gov't backed, I did 2 the second one I assumed @ 5% for my personal home and left thier VA (veterans affairs) certificate in place. I don't think I would have a problem with any gov't insured loan. Shoot the VA loan I assumed was a washington mutual loan (I did do a formal assumption though) but had 4 yrs left on a 5 yr slo. Fannie may has here own L/O program now.

  18. Economist: South Florida Home Prices Will Rise Again Homes are expected to appreciate over the next five years. Saturday, June 14, 2008 Time is on your side if you want to see the value of your home rise. The chief economist of the National Association of Real Estate Agents says South Florida homes could appreciate as much as 30-percent over the next five years. Lawrence Yun believes the market is stabilizing and prices are slowing thier decline-which means sales will start picking up. What gives? Yun says in five years from now - the metro Miami area will be rolling out the welcome mat for wealthy baby boomers ready to retire and for foreigners ready to call South Florida home. That may be a few years away...but right now we're hurting from mortgage delinquencies and foreclosures. Florida ranks second in the nation for late mortgage payments, right behind Nevada. But, Florida Banker's Association's Alex Sanchez says there's a bigger problem. The Mortgage Bankers of America ranks Florida first for mortgage fraud. Among the Top 40 cities responsible for 55-percent of the nation's mortgage fraud, Miami is 14th and Pompano Beach is 20th.

  21. if the option expires then no need for funding, if you mean before hand then get them started early..... Find a broker that will work with them. You might have them get in good with a LOCAL bank as well, in a year they may be able to help.
  22. remember when the nature of the business was to buy houses those that can do those who can not teach and those who can do it well have a free web site to help other
  23. I will give you 10% for short term loans (6-18 month) heck of a lot better then cd's. They will all baked by real estate with 75% or less of the fair after repair value. If after we do a couple of deal if you like what you see I can help you get started, as long as you continue to help me . These properties will cash flow nicely. PM me
