  5. I am looking for mortgage brokers/lenders that have experience finding loans to people already behind in the mortgage payments. These HO will be in Illinois with Missouri added in the near future. I market heavily to preforeclosure HO and I get 99% asking for a foreclosure bailout loan as first choice.   7. I have a house in Wentzville and a house in Ditmer that are under contract for a three year lease with the sellers. Both have 30 days until payments are needed to be made.   8. MichaelC, We showed them the numbers they were going to get by doing business with us and at the time they were thrilled. It seems this couple are easily swaid since they were also told to go with a certain mortgage broker who happened to be a friend of a friend of a friend and are still trying to keep from being screwed by this guy. That was their first excuse so we connected them with one of our own local brokers but they did not see it thru. They then told us that the broker was wanting more money at closing so we agreed to give them an advance on what we would pay them after the 3 year lease. Those were just the start of the excuses and even they agree that we went out of our way to help them with each excuse.
  9. Thanks for everyone's response. I will be calling attorneys today and getting a feel for what my choices are. We will also start looking for a place for my t/b's. I know this is not their fault and they should not have to pay for someone elses problems. The seller was happy to see us until we found a buyer for their home. When we signed the contract they said they needed 2 weeks notice to leave and they would go live with family. When we told them we had a buyer and that they needed to start packing they went from Dr. Jeckel to Mr. Hyde almost instantly. They started giving excuses about closing problems which we helped overcome by giving them other solutions. Now they say that their contractor has pushed the closing date of their new home from 1 Setember to 1 December and that they do not want to live with family for that long. The funny thing is that last week they were giving the excuse that the contractor was threatening to charge them more if they could not close by next week . Go figure? My partner finally got them to admit that a realtor told them that we were only in this for ourselves and that we were trying to screw them over. Even though we sold their home for 15% more than they were asking OH WELL............OFF TO COURT WE GO
  10. Hi gang, I have a seller trying to back out of a L/O after I found a T/B for their home. The T/B has already put their $$$ down and gave notice to their previous landlord so they are out on the street this weekend. The seller told my partner to go F**K himself and that they are not leaving their home. After trying everything from guilt to scare tactics I see no other way but to file a lawsuit against the seller. Therefore if anyone know a good real estate attorney that works the St. Louis, Missouri area please let me know.

  12. Hi gang, Can anyone recommend a good software package for managing owner financed home sales? I am looking for something that will create the ammorization table, payment statements, etc for my owner financed homes. I was thinking about T-value but would like other opinions.
  13. There are a few things to consider when dealing with mobile homes. 1. make sure they are allowed within city limits. Many cities have passed ordinances against the sale of older MH to cut down the trashy look of thier communities. 2. Make sure they are no less than 20 yrs old. Any older and they are worthless. 3. Make sure they dont have to be moved. You are looking at 1 - 5 grand to move a MH. 4. MH are almost impossible to get refinanced. Most lenders will not touch them with a 10 ft pole so if you plan on LP them then beware. 5. Start your offer at .10/dollar. You should pay no more than 3 - 5 grand for any MH. Anymore and you lose. 6. Make sure the lot rent is paid up and if it is seperate or included in rent 7. Make sure you talk to the park manager. Many parks require manager's permission to buy and sell MH and to keep them on park property. Some managers also require that all renters must be approved by them first. 8. Make sure MH is no smaller than 14'. Any smaller and it is hard to sell. 9. Buy low and carry paper. If you buy at $3K you can sell at $7K with 15% APR and get instant cashflow.

  15. Depending on the HO's circumstances you could get him to carry the second while the TB carries the first. You would have to have the HO agree to make the payments through an escrow account or a third party to protect yourself. If the second can be paid off within the year then you will have built in equity come selling time.
