    19 Unit

    I have found an excellent opportunity in St. Louis. It is a 19 unit apartment building, asking price 450K. It has been on the market for a year, so the selling price should come way down. Fully occupied, rents 400-500/month. After debt service and monthly expenses monthly cash flow would be $2400. Rents haven't been raised in two years, cold be 25% higher. New rents would raise monthly cash flow to $4000, AFTER DEBTS AND EXPENSES!!!! Problem? I need to find financing. Need 100%, don't have any down payment money.   2. Guys: I have been really bitten hard by the investing bug, and am very excited about the investment opportunities I see practically every day. Problem is, I have no assets and no down payment money so conventional financing is not available to me. I need someone to see the strong positive cash flow possibilities in the properties I am looking at and be willing to help me snatch up a few of them. I have good numbers on several of them, cash flow analysis on Exel spreadsheets. If anyone would be interested in talking with me I would be glad to share the figures.   3. Thanks, MichaelC, for the quick response. I just went thru the registration process and am now a registered member. I looke forward to networking with the people here. I am very excited about R.E. Investing. Finding lots of properties that look very interesting, and now looking for financing for one or two of them. Problem is, I don't have the best credit rating right now (working on fixing that) and have no assets or down payment money. Basically looking for non-conventional financing opportunites right now, where the lender can see the strong positive cash flow potential in these props. Any ideas? Thanks
