  1. I would like to reiterate what MC stated about focusing on one area at a time. I, being new to this myself, struggled for months because I was trying to do everything at once. TRUST ME, it is easy to get overwhelmed going down that road. Everyone is different so it might work for you, but I know it set me back 3-4 months. If you are looking to learn Lease Purchases, I would recommend investing in the Naked Investor Manual and getting involved with the forum. Between those two, you should have no problem learning LPs from beginning to end and having the support it takes to succeed.
  2. Holy Crap! What kind of sign maker did you hire?????? Sorry, but my sign maker WOULDN'T even start on my signs without me faxing him back the PROOF (a photocopy of the sign) without my Signature before even making the sign, which was to my specifics, which included MY specific WORDING, Font Size, Spacing, and Colours. That way, once he made the signs and the weren't right, then that would be MY fault! WOW! I think next time you need to work with a COMPETENT sign maker to make sure that you both get it right~! Oh well! Live and learn. Nonetheless, I did find it very humourus. Sorry, but it was cute! Don't worry about the typo, as most people won't even clue in. A Serious T/B won't care either! Good luck to ya! WCG I will take your suggestions and run with them next time I order signs! Luckily, the sign maker was able to fix them pretty quickly before I met with the homeowner, so I didn't have to make 2 trips to the house.
  3. This might be a good marketing tactic on finding sellers. Just stick a "Rent to Brian" sign down in their yard and wait for the call. I will let you know how this works for me...
  4. I am currently trying to find a buyer for my first CA. I had a showing on Sunday (1 day after I started marketing) and will have 3 people looking at it on Wednesday. As for marketing, I have a Rent To Own sign in the front yard and have it listed on Craigslist. Most of the calls have come from locals who live within a few miles of the property. Continue to stay true to your marketing, Scott, and the first one will hit soon. Best of luck.

  7. Nate - Welcome to you as well. Anybody with the last name Hall are good people. I sent you an email a few minutes ago. As for me, I am still plugging away and trying to find the first deal. I know I am getting closer to it. I can already tell that with Michael's help through the mentor program I am making leaps and bounds instead of baby steps. I was split on signing up/not signing up and am so glad now that I did! Hind sight is 20/20...

  9. Thanks Jason. I moved to Raleigh in 2001 for college and have been here ever since. It has grown so much in this short time. Downtown is finally being revitalized along with a handful of 20-50 story buildings going up. Overall, it is a good area that offers a little bit of everything.

I have been lurking here for a few weeks and have decided it is time to make that first post. I have studied real estate investing since June but just recently started to take action. I signed up for the mentoring program with Michael today so I can get out of this “paralysis of analysis” rut. I want to go ahead and post so I can have some accountability on here as well. As for marketing, I utilize the following: 1)Business Cards 2)Bird Dogs (Teamwork Lead System) 3)Craigslist, FSBO sites *I just received bandit signs today and will be running a newspaper ad for 2 weeks starting this Saturday* I appreciate all of the information shared so far (I feel like I have read every post!) I look forward to contributing very soon as I grow into a successful investor. Brian
