    FSBO / Notes

    It was me that asked this question, I just forgot to login. Anyways back to the question. I am talking about deeds of trust. To rephrase the question: Lets say I have a FSBO who is wanting to sell his house. I only know how to broker notes (at least right now). Since this owner doesnt have a note to sell, this is useless to me. Now what I was thinking is somehow creating a note so I can purchase it. This is the part I need help on. How do I create a note from a FSBO deal. Hope this clears things a bit.

    FORECLOSURE

    Need some help here. I have a good friend whose house is going 2 foreclosure. Haven't read that much about this subject, but if you can give me any advise that would be great. He has been paying the mortgage for about 1 year, I believe so its very new. Also its through a lender but I do know that lenders would rather selling the house for less than going through foreclosure
  4. Can anyone give me pointers on what would be the most effective way (if any) to find paper? Ive tried the county clerk's office, but that takes a little to long. Any ideas. If anyone has paper they need to or would like to get rid of email me: ljlopz@excite.com (hey i just thought of an idea ) I would like more though.
  5. All i can say is watch out for those "No solicite" signs on the business's you place your ads. :ph34r: You could always ask the owner of the property if its ok to do so. Better to be safe than sorry.

  7. That sounds interesting, thanks. In case you know what are some of the benefits/differences of a sub-s corp and a LLC. Do you think a DBA is not good enough?
  8. Thats great. How about over the phone. I had a seller who was willing to sell and one of the 1st things that came out of his mouth was 'are you a realtor' i told him that I was an investor. According to what I read (after the fact) about your information, its not good to do this. In this case what will I say over the phone. I dont want them to feel like I am from a big company ready to take advantage of them.
  9. Thanks for the advise. I noticed that you had a 1-1 training program and am really interested. I really want to try and may try it out in about 15-30 days. (By then I expect to have at least 1 deal on the way so I can use the $$ to invest in learning lease purchasing.) Thanks again for your advise.
  10. If you are just starting out in this business and dont have a business name yet or went to get a DBA how would you present yourself to seller's. Is it best to get a business name first then do the deals?
  11. Hi gang, I just signed up on this forum cause i believe this is going to help me greatly. I am new in this business but have been reading about paper buying for quite a while now. I believe this is the start for me. Ive read about lease purchasing and how that is where any new investor should start, but what I have been reading sounds like it may take a little longer and money (risk) than paper buying. However I do want to learn this since I believe if purchasing there mortgage is not a good choice then lease purchasing may be one. Any tips before I begin my journey. Any and all will be appreciated.
