  1. Thanks Mike but what do you mean by? My advice on option payments is don't ask for anything, he who names the price first gets the least. Let them come to you with what they can "afford" to get into such a "nice" house as the one you are offering. Please explain alittle more. Thanks Dean
  2. Hi All I'm trying to set up a L/O for my Other house that i'm trying to sell. It is in NY LI In a good school district and a nice area. The house is a colonial 3br 2.5 baths. The House is on the market for $350000.00 . I would ask for 3% down and 2100.00 a month and give $500. rent credit for one year term. Does this sound wright our am I missing something?   4. Hi All You can buy a switcher box you hook up to your phone line and it detects if it's fax or voice even computer if you are still useing dial up. I seen them in staple office supply store for under $100.00 Good luck Dean

What are some of my options that I can use to get this house and still have my house to Rent or Lease purchase? The house I'm looking at is going for mid 4's and is a friend of my wifes.   8. Hi All I spoke to a FSBO my first one the other day. I try to explain the lease option to him and he ask me some question like. If I have no mortgage how do I get the going rental for the area? Why should I lose money on the rental? I answered the other question to the best of my ability except these stop me in my tracks. Thank you Dean
  9. Hi All I found a FSBO house 3 bed 1 bath. The garage is turned into a cottage 2 beds 1 bath with it’s on electric meter and water meter does this make it a legal apartment? What do I need to know before I would even think about buying or L/O this property? Thanks Dean
  10. Spurring up a L/O I like to no if you should L/O a house that need the interior redone to make up to date? Lets say it needs $10,000.00 to make it appealing to buyers. I could probably get the house at $40,000.00 or maybe $50,000.00 below market. Would the owner have any say in the repairs and if I don’t L/O the property do I have any recourse? Thanks Dean
