  5. THANKS and one more question the seller wanted to know from the lender if the loan could have been for more than the price i am getting it for so that I can use the funds to pay off debts so that when I refinance i can gaurantee myself better rates and possibly lower my payments..

The appraisal will be done this week. the loan is for $192k. down payment and closing cost are wraped up in the loan. 1yr. $0 budgets been tight for the past three months.

  10. Hi its been a long time since I have been back to post any topics and I have one that I need a little help with. I was in Miami fl last week and came accross a house where the owner has deceased and the kids are now selling the home. the valued range of the home is $256,400 - $341,867. The owner wanted to start me at $350 but from my walk through I saw that it needed updating (new windows, new roof and new appliances) it will only go for about $270-290 or average based on comps $286,700. I can get a contractor if needs be to do work on the house for without paying labor cost from what I have done so far the home can be bought at $270-285 and sold at $300-325 depending on upgrades. $20-40k in profit minus material if needs be. they have been holding on to this property for the past two years and are very motivated sellers.   15. WHAT'S THE SENSE IF YOUR NOT PREPARED FOR IT .jayniyah ronique james I went on a few Open houses and came accross a three family home. It's in West Roxbury, Mass. Here are the numbers so far: Owner wants $699,000 assessed $433,100. Taxes $4396. 3 units w/two bedrooms each and EIK on first and second floors. 1st and 2nd are rented TaW; 3rd has a lease that ends in January. Hardwood floors, updated windows, (last 6months), and ceremic tile baths. Deleaded paint certified. Separated elec. and heat. apt Floor #1. $1150, #2. $1200, #3. $1050. Gross income $40,800 I contacted the owner today for Annual Expense. Another apt is in the basement going for $750. And oh, yes, coin laundry. I am speaking to the owner's Agent on this one. My questions: 1. What else would you need to know to do this deal? 2. I am meeting with an individual who specializes in condo conversions and I wanted to L/P the property, then convert the property to condos for sale. Is any of this possible? I really have my eyes set on this one. Will tell you all about my 1st experince.
