  1. hey everybody! i was cold calling frbo's today and the TV was on in the living room as i was seated at the dining table. I had FOX News on with Neal Cavuto and he said that with the economy the way it was, a lot of sellers were exploring the lease option concept! He had a good looking lady explain the concept and he asked a couple of questions and it went well, it gave the audience a "a ha" moment. SO, the next conversation you have with ( anybody that ain't got any book learn'in) you only need to say, Really,I am surprised that you would think that. If you would have watched the Fox business hour with Neal Cavuto, on 4-7-09, you would have a better understanding of the method, since he had an expert on air explain it to the millions that watch the show.

  3. hey all, I just wanted to share a bit of good news! I did a ugly house in a bad area CA in August.The tb had $2200.00 total.I gave the owner $1050.and kept $1150. with a promissory note for the balance due of $1850 at $308.33 per month. The TB said he would pay additional monies, right....... Well, the owner called and said, He Pays! I went to my POB and there was a check for $500.00 A nice start to the day! thanks again all!

May 29-08 Sale price $145,000 Option $3000 Monthly $1050 Rent Credit $500. @12 mths Metal sign-$ 87.17 Manual $ 97.00 I was broke, so i went to Wal-Mart and bought 20 fuscia colored posterboard signs @ .87cts. I went out to the shed and cut 18"stakes from scrap wood and found the big stapler.I staked them around a perimeter of the neighborhood.PS,they don't last long! in wind/rain. Ugly as it gets, a lot of tirekickers and one lady who wrote me a bad check for her Credit App.! -35.00
  6. hey mc, This is CA. I add the TB to # 10 on CA Lease Agreement, does he sign also as tenant? Does he sign the Otion to Purchase? My thoughts are to only have him sign CA assignment of agreement thanks

  11. hey all, Just want to add to your mortgage broker approach if i may,as i was one at one time. Every year we have a Mortgage Expo, that is sponsored by the Money Lenders! themselves.The expo is to recruit loan brokers to sell their loan products to the public. Only people in the mortgage business are allowed in because you are given the Wholesale loan rates and guidlines. The only identification required is a business card! AAA Lending sounds pretty good to me. Anyway, it is a networking dream come true! Call your mortgage brokers assoc and ask when and where and take a Box of cards with you!

  13. Hi everybody, I got a call tuesday to bid a bathroom install, yep, i am a remodeler/sales guy.I meet the homeowner and her daughter and get the measurements. (bath measurements) The daughter says the renters are moving out and the bathroom is a necessity for future renters, but how expensive is it? because they have spent so much money already! Are you familiar with Lease Purchase? i ask. Do you have a card? no,darn Vista print, hurry up! Next day wednesday, the daughter calls and says, dad wants to meet and discuss the LP advantage! I do as i am told. Chili's anyone? Mailman delivers business cards! yippee! I call my mortgage broker and ask him to get me comps,ASAP! but the appraisor is out. I meet the family and between sips of ice tea and bites of nachos, we solve their problem. The comps came today, and all is good,as the owners are awaiting my call. When dad asked what it was gonna cost him for this service, i said 1 iced tea! Wait! it gets better! The daughter says, her brother has a house that is currently rented and the renters want to buy it, can i help them? she askes? Well thats it so far, need to get docs signed ASAP..
