  1. Brian, Trying searching for them on Hoovers online or Thomas Register. This is generally public information Or search for them on the internet. Make a phone call to the company and ask for HR. Ask for their fax number or go on an explain that you have a great home available. The person on the phone may know someone. I don't generally tell about the referral fee to these people.   2. Here are a few ideas: Try hanging a banner in the front window or in/on the door. Some may remember, i'm big on neon. Can you get a list of all the major employers in the area? Send a fax or email to their HR or relo department asking them to post in the employee break room. Do you have a military base in the area? They usually have a housing center. Contact the pastors/clergy of the houses of worship in the area. Send them a flyer on your property. They generally know who is in need of housing. I have had good results finding TBs with this resource. option8

  4. Hi folks! I'm here, I'm here or rather I should say, I'm back...I'm back! Adam send me a link to this post to alert me to the fact that I've been missed (Thanks, Adam!) Let me publicly and profusely apologize for disappearing on all of you. Yes, website is down, 800 # changed...all of this is true. I've also suffered from the ususal small business hiccups---lost harddrive with all my links, etc. But I am not in the witness protection program. Unfortunately, I had a business partner relationship that was not good. I am no longer doing deals in that business entity... Now to the good stuff: As Adam said, I've been working on a huge project! I've actually been involved in the acquisition and rehab of 10 properties solely for the purpose LP. This has been a herculean effort, but I'm getting close to having a finished product to sell. The first one will be finished on Monday, the next 3 are undergoing demolition right now. I'll keep you all posted on the results. Here's the better news: I have learned so much over the last 6 months. I've been getting the equivalent of a master's degree in lease purchases in volume. (It is my hope that everyone here will benefit from my experience. Finally, Bear with me as I climb back into the saddle here. It will take me awhile to go thru all the posts and get caught up. I will attempt to answer all of your questions. Michael, I apologize to you also for bailing out. Perhaps the value of my future contributions will serve as amends.   6. I'm frantically getting things back up and regret that I haven't been around on the forum lately. Once I get back up, I then have to play catch up! I will be back... option8
  7. Good stuff here! Let me see if I get this right. If I find a property that needs fixing up (and I don't do rehab!), I can do a CA or Sandwich Lease with this handiman special. I can either assign my contract for a fee or sublet to an investor for low to no down. If it is my sandwich, I rent it to the investor for more than my rent payment the seller. If it is a CA, I can assign my contract for a fee.. So, investor gets a house to rehab at a predetermined price and he pays for the fixup. I can come back in and move his improved property on a CA to get the ultimate TB in the property. Now, lets see if I have all of this right: -Investor can refi out his profits and cash seller out. -Seller gets a highly improved property if no one exercises -and I get paid now---maybe even twice! what's not to love about this board!!! option8

  10. Let's get them real early. I have an absolutely adorable 3 1/2 year old, who is absorbing a lot about real estate. He would be happy for be the spokesperson/ model for your ad campaign. It fits right in with the diaper... "Lease Options Stripped to the bare essentials, presented so simply, even I can get it!" Or "I've traded my diapers for dollars!" or "Don't remain a Real Estate Infant. MCs materials will have you toddling off to the bank" Can we discuss a fee? :ph34r:

    Blake, You can use Kall8 or VoicePro The fees for any of these are pretty low. We use VoicePro for our original business, I personally use uReach and Tagline for my new venture and Kall8 to market individual items outside my regular business. (Neither of these have multiple voicemail boxes) option8

  16. This may be a good investment opportunity for someone with vision and a little cash. I currently have a boat load of sub2s in Dayton. These properties are located in a starter home neighborhood. You can have the deed for $2,000 to $5,500, depending on the property. There are SFRs, doubles and one triple. Some are vacant and some are occupied. Some have 3-5 months arrears, others are current, most have tax arrears of about $500.00. If anyone is interested in acquiring property for less than 5K, let me know. If you are living a distance away and need a transaction representative, I have an attorney at the ready to meet with the seller, get the quit claim, hand over your funds and take care of the recording for you. If anyone is interested in these investment opportunities, please let me know and I will send you the list which contains rental rate, occupancy status, arrears, etc. A little cash and a property manager gets you a rental or unit to lease option. If you would like to LO the property, I will be happy to do a CA with you and find a tenant buyer. I also have 3 properties available for cash at 30-50% discount. And I have a tenant buyer living in a property that the seller wants to sell.   18. My response to this is that you have to build the rapport and trust to show them that you are on their side of the table, crafting a win/win solution to their property challenge. I'll be willing to bet that most of the investors offering lease options are "adversarial" in their approach. By this, I mean they are trying to get a low price on a SLO and make the difference in their spread. You, however, with your Pro-Seller, Out-of the-Box, Wins for Everyone Rent-to-Own Cooperative Assignment Strategy should be able to beat the pants off any investor you may find yourself going up against. (I've even heard of investors making the seller PAY 5K to take their home on a SLO.) Mr. Seller, I'm sure you've had lowball offers for a LP on your home. I can offer you TOP DOLLAR and TOP RENT and put the property on AUTOPILOT. option8

  20. Callers can't dial, decide they don't want or can't afford your property, hang up and get away that easy. I get their phone number every time. (You can't be billed for an 800# with out the phone number) I then call every one of those numbers back. I've gotten a great list of investors this way. I interviewed them to determine what and where and how they like to buy. Now when I stumble on one of those deals with 30-50% discount...I have a place to send it. I also have an 800 service that "follows me" and rings thru to my home or cell. This is the number I give to my buyer and seller "clients" It looks like great customer service to get my personal 800# and that I'm making it easier for them to reach me, but frankly it is a way for me to draw a buffer around me and my communications devices. My phone was ringing incessantly and I could never turn it off. This system makes the caller identify themself and I decide if I'm taking it right now. option8
  21. Doug Pretorius (ON), The message doesn't say anything particular....If you are calling about a home, please leave a message with your name and phone number and the best time to call. Someone will contact you ASAP. The point here is that the word is getting out about what I do and that via the word of mouth, the concept is spreading... The non-message leaving folks get a call back anyway--- this is why I like 800 #s. option8
  22. Here's the story. A tenant buyer I am working with told her sister about me and that sister in turn told this lady. As it turns out, she is currently renting a home that the owner want to sell. She thinks the property is worth 40K, landlord wants 25K to them. She really want to give him 20K. They currently pay $300 per month in rent. Is there a deal her? Maybe, maybe not, but I have a few choices. - Work a deal with him for 25K with extra rent toward rent credits - Find an investor to offer him 18-20K to cash him out and sell it to them on terms. She says it needs a roof and gutters. Anyway, nothing ventured, nothing gained...I'll be with an investor this evening and I'll drive him past this property. option8
  23. ...that I never considered would happen! I checked my 800 number this afternoon and there was a message from someone with whom I've never had a conversation. Her message stated that she was interested in purchasing a home. She left her name, phone number and the ADDRESS of the property she would like to acquire. I returned her call and left a message that I'd love to try to help her get her home. I can't wait to speak with her and find out how she heard about me. Can you say birddog? How about Cooperative Assignment? Something is working well! There is something new in this business every day! option8
