  4. Yeah that does suck!! Backpage will accept HTML though. And Oodle.com Those are the 3 sites I post at every single day and get pretty decent leads from doing so. The trick is being visually appealing I guess;i.e. more pictures/graphics and less black text... Also there's a real easy way to make your ad "clickable" when visitors scroll over it. You can direct them to any URL you'd like...mine takes them straight to my website. Here's my clickable ad on craigslist.
  5. I'm using photoshop and my wife's help to make my ads! And like Jonathan said, I then take them into photobucket and upload them and then copy the HTML code and place in craigslist.
  6. Here's an ad I use on craigslist. I post it in for sale by owner, real estate services, and financial services.
  7. I've lately been thinking of finding tenants for houses that are just for lease and making either 1/2 or the whole amount for one month's rent. I've actually already found someone and the landlord is willing to pay me 1/2 ($400) of one month's rent for just assigning my lease. I recently learned about this strategy from reading a post between MC and I believe Steve.. I've come up with an idea to have tenants want/let me represent them. On CL there is a section for "housing wanted" as many of you know and I'd like to contact some of these people and ask to represent them and help them locate the best opportunity. I'd also explain that I'd be compensated by the landlord and they pay nothing etc etc . The kicker though, is I would also offer them something like a gift certificate or gas card or even $100?? Something of value that is basically free to them.. Is this a good idea? Better yet, is it legal? Just trying to think outside the box a little bit..
  8. Any ideas on how to go about marketing an out of state deal other than craigslist or something internet based? I could ask the seller to put a sign in their yard with my number...I'd have doubts of them either: A- not doing this or B - doing it and putting their own number on the sign.. I guess I could hire people to put out a few bandit signs, but again I wouldn't know if they really did it or just took off with my $$ Is the internet the only way to market out of state deals?

  12. I've found I can only handle about 2-3 cities at the most at one time. That should give you tons of stuff to work with. 20 cities would give you more than you would know what to do with. It wouldn't be bad though to test out which cities had the most renters. Of course if you could get it down to where you are streamlining everything and could send some leads to colleagues and split the profits with them, you could be making a killing in my opinion.

Steve- I understand you're only trying to help I understand with the non-exclusive option that there's a chance I could market a place and put some work into it only to have the seller to find a tenant before me! Of course, the NEO states that the seller can not go around me to a tenant I present to them, so I'm not so worried about that. I do first send the regular option, it's only if they have a problem with it do I suggest the NEO (I probably should have mentioned this earlier ). It's simply a matter of what will get them to sign. I'd prefer the exclusive right to do something with the property, but of course if I can get them to sign up another way I'm going to take that too. I'm not completely positive of this, as I am a newbie, but I think it's a numbers game. I would rather have 5 non-exclusive options than just 1 or 2 exclusive options. I am confident that my marketing strategies are greater than the average home owner. The two CA's I've done, I've found tenants within 12 days (although I got stiffed on my first deal for not getting certified funds!! !$@%# ) and had to do nothing more than post an ad a couple of times a day on craigslist. Maybe it's just beginner's luck, but I didn't put a whole lot of effort into finding my two tenants. I have been trying to make sure my explanation is extremely vague not to make the seller think it's easy enough that they can do it themselves.
  14. Why would you do this anyway? Shows the seller isn't motivated to work with you. Alex, are you sending out a short offer to confirm the general terms of the deal before sending out or meeting with the owner to sign the final agreement? I've learned in my short career that most are a lot more willing to sign something that's non-exclusive versus' exclusive. I don't think a seller is less motivated to work with me just because they want the choice to continue looking for a tenant/buyer as well. I've tried various ways. As of now, I give a brief explanation of how a CA works and if they are interested, then I will send the NEO for them to sign.
  15. But I'm not a buyer? I'm not even doing a sandwich lease option. I'm helping find a tenant for the option fee. How would I go about switching the wording around to sound more like a buyer?
