John Jackson uses the USPS bulk rate postage service to mail his brochures and postcards, but ofcourse, he mails a lot of pieces at a time and tons over a course of a year. Has anyone ever figured out what the break-even number is with mailing bulk rate vs. mailing first class? I know the bulk rate is cheaper, but you have to pay an upfront annual fee, and break down your mailings into zip code groups, and some other things. Is the money savings really worth the extra time? How do you keep up with which CL ads you email to? Do you ever get ugly emails with something such as "...you keep sending me emails, and I am not interested..."? Lynn (FL)

I pulled a list of MLS listed properties, and took the time to run the address thru the county tax records. Of those, 48% of the properties are owned by absentee owners. In other words, IF I mail or hand-deliver information directly to the property, almost half of them will most likely NOT be received by the actual homeowner. With this information, if I choose to do "door knocking", I can target just the ones that are owner-occupied, and mail to the others. Lynn (FL)

Is anyone knocking on the door of FSBO's and/or MLS listed properties, and talking directly to the owner? With the listed properties, you may have to approach it with "I see you're home is listed, and I wish you the best of luck, but if it doesn't work out for you, here's my information (brochure, flyer, etc)." What do you think of doing this? I know the best time to catch people at home would be late afternoon and weekends, but this way you're actually talking to the owner directly. Lynn (FL)

One advantage (or not) to having a LLC is that you can get business loans and/or company credit cards, and it won't affect your personal credit rating (or it's not supposed to). Lynn (FL)

Erik, Looks cool. I'd like to have a Word version so I can use it myself. Are you mailing these via Click2Mail? If so, you can merge the homeowners name and address onto your card. Instead of having "Dear Homeowner", you can have "Dear Mr. Smith" or "Dear Joe". If you're printing them yourself, then it's hard to merge names on both sides of the card. You could leave the main side like you have it, and just print the owners name and address on the stamped side. Lynn (FL)

I once had a seller who was interested in working with me, until they researched my name in the state business records, and saw that I had a LLC for investing. She said she did not want to deal with investors. FYI ... the house stayed empty for several months after that. Lynn (FL)
