Hello, I have a seller with a fixer. Seller is asking 170k. Market average sales are around 235k. I don't know how to calculate repairs, I asked if she could explain what needs work..she said there's wood rot, drainage problems or pipe leak, outdated, and says a contractor said there needs to be about 30k estimated repairs. Should I make an offer and get it under contract..(I'm thinking Pure Option, and marketing it as a "Handyman Special")...and get it inspected? or ask a contractor for estimated repairs?
