  1. I'm new to the board, so first of all, hello to everyone. I have two properties in the Lawrence area, Indianapolis, IN that are great cash flow properties and in good rental areas. 1 - 3 bed, 1 bath 1200 sq. ft. $17,400. Needs $16k in rehab. Will rent for $650-$700/month. Low to mid $30's all-in and rent of $650-$700 = great cashflow! Approx ARV is $65k, so great equity as well. 2 - 3 bed, 1.1 bath 1392 sq. ft. $21,000. Needs about $18k in rehab. Will rent for about $700/month. About $40k all-in...great cashflow on this one as well. Approx ARV $70k.
