  1. And herein lies the beauty of mailboxes etc! They give you an actual address with a suite number. Can sign for ups packages. Let's see the post office do that. As well as lots of other services. If there's a downside. I haven't found it yet. And no I don't work for them. lol
  2. Okay, I'm really new at this. My question has to do with flipping houses and homeowners insurance. Say you bought a fixer upper and plan on holding it for about 3 months. Do you get a standard homeowners policy for this house? Aren't those policies generally for 1 year. Won't the insurance company get mad if you cancel the policy after 3 months? Don't insurance companies have a problem writing policies for vacant houses? Are their companies that deal specifically "investor policies"? Do you know any websites for these companies? I guess my question really is: How do I Cover My A$$ ? I don't want my investment going up in smoke! Any input would be greatly appreciated. Thanx

  4. Hi Samantha, Here are my suggestions: First...Take a deep breath. Try to relax a little. Maybe squeeze one of those stress balls. Second... Use a script. If you know the material well, maybe you can anticipate questions the homeowner will ask. Third...Practice on someone. Call your girlfriend and give her your schpeel. (sp) Fourth... Picture the homeowner naked. Try to be disarming. Tell the owner that the WORST thing that will happen is he will sell his house. Hope this helps a little. Chris P.S. Hooray...my first post!
