  1. I'd tell the daughter good luck selling w/o terms. Unfortunately, the market rarely complies with our wishes.
  2. If they get mad then IMO they're not very good Realtors. Who would refuse business?
  3. W wouldn't go w/ a hand-written sign; they're just too hard to read. You want something that's instantly discernible.
  4. I think that selling properties that are still occupied by the current owner is the norm.
  5. Even though, IMHO, the MLS is a cartel, I do think it's worth it to put it at the top of your list of options.
