  1. Cold beer and expensive ass tequila from Reatas on me? I think I better get out here and do some more deals! I know how Mr. Jackson and MC can put em away! Especially Jackson and his expensive tequila taste buds considering the damage we did the last time at Reata's or even our last plane ride for that matter!
  2. I am calling on Craigs List homes that I think look nice. I don't call on the ad unless it looks like a home that I wouldn't mind living in. I agree Chris sometimes you will get a lot of no's from just cold calling, but I guess I've done it so much the no's don't really bother me. I don't make a ton of cold calls a day either. I try to just commit to making a good 5-10 calls in the morning at least 5. I weed through the no's to get to that one yes is my philosophy. If I can get one deal from my cold calling efforts it definitely makes it worth while it only takes me about 30 min a day to do if that long. MC the arrangement I am finding that works with most of my sellers is that I do give them a small portion of the option fee. I don't try to keep it all as a lot of sellers bark at this idea of me keeping all the money. So I give up a little to make them feel comfortable and let them know this is non-refundable cash in there pockets. There is no set number that I work off of because it varies on the price range of the house. For example if the monthly rent is $1,500 bucks I might give them $1,000 but on lower end homes maybe around $1,000 or less I might give them $500. Whatever amount it is I always tell them my company has to make a minimum profit of X and they seem to not have a problem with it as much. This is always negotiable and there have been times where I have given the seller a little bit more and just bump up the option price on the home. I'm not going to just kill a deal for a extra $500 bucks when I can still make $4-5k and still give the seller what they want.
  3. Hi, you all. I just wanted to stop by and write a quick post about my recent closing and just the progress that I have been having in my business. It's been a while since I popped in and talked about my last closing but I have since done more deals and am really starting to pick up some momentum. Looking forward to being able to do at least 3-4 of these deals a month. I picked up a really nice house about 30 days or so ago, on May 20th to be exact, and guess where I got the deal from? From picking up the phone and calling sellers who have their homes for sale or for rent. I vividly remember picking up this deal. I was doing my daily routine of trying to call at least 5-10 sellers and I just really didnt feel like calling anymore after hearing no a couple times that morning. But I went ahead and made the call anyway and this particular seller loved the idea of doing a Lease Purchase. So I got the house under contract and I was off to the races finding a tenant/buyer. The house showed well and I had some good traffic through the house just by placing bandit signs around it directing traffic to the home. Well finally I had a nice couple who looked at the house and loved it. This past week they filled out a application, everything checked out, we met yesterday and I picked up a nice little check! Enough for me to pay for a little vacation in the middle of July for my 27th b-day. I wrote this not to brag but to encourage you all to be persistent and stick with the program and you will start to see some results. I am currently working on other deals that I have under contract and trying to get to the point of doing a lot more volume as I grow my business. So be encouraged and remember don't get discouraged by the no's that you encounter. Our program is not for everybody because some sellers will say yes! Now go out there and do some deals!
  4. Hi everybody I just wanted to pop in and give a quick update of whats been going on in my business since I left John Jackson's Lease Option Classes. Since leaving his class I have been able to really structure a business that I think will have a tremendous upside in today's real estate market. I just closed my 1st deal this past week on Friday and I have to say it went rather smoothly considering all the phone calls the seller had given me with questions up until the closing. This is the 1st deal of many to come I hope. I now have 5 or 6 other deals working in the pipeline right now. 1 of the deals should have closed this week, but my seller had an issue with his lender on his new home so we are waiting to see if he can lease purchase the home or if he has to sell it outright. I already have a buyer for the house who is ready to close. I also spoke with a seller yesterday who is ready to sign up 2 other houses in our program. So I would say everything is really starting to roll. The best advise that I can give any new investors looking to get into this business is to just get out there and start taking action. So what if you don't have a huge budget to send out mailers to sellers. I would suggest when first starting out to just pick up the phone and call FSBO and FRBO's. You have to learn to speak with sellers anyways so why not practice for free. In my opinion I would strongly recommend doing this before even thinking about spending money sending out mailers. (Just my opinion) Another suggestion is to be confident when you are on the phone with sellers. What I have found from speaking with sellers everyday is the more confident you are in the program, and you are able to answers their questions without say huh and I dont know a million times the better chances you will have of getting them to do a deal with you. Trust me if you have taken Johns Course or if you have the manual from MC then you know more about lease purchasing than 95% of the sellers you will be talking to so don't be intimidated. The program is not for everybody so don't worry if some say no that's fine because some will say yes! And believe me you don't want to do business with everybody anyway trust me. I had a deal wrapped up with the seller and buyer and the seller was such a pain in the ass that once we had a buyer who wanted to move forward she backed out on me last minute. Just another day in the life from the trenches! Just my two cents!
  5. Here is the pics of John pretending to be a flight attendant as he is bringing me a taste of first class cheesecake and vodka to the back of the plane where the real cool people hang out! LOL! Sorry if these are a lil blurry as I'm sure my eyesight was too by this time as well! If you catch my drift This was only the second half of the plane ride not including before we even made it to the flight! Brief stop at the Admiral Club! "Its just how we roll" lol.......Lets just say it was a hell of a plane trip back!
  6. I must say this was by far the best training event that I have attended. In 4 days I learned how to turn investing as a hobby into a full out business with systems in place that will allow me to duplicate a proven business model that works! I truly enjoyed meeting everyone who was able to attend and I think we will all stay in touch as we start to hit the ground running and growing our business! Although we had a few wardrobe disputes during class (AM/ PM shirts lol Jessie is a trip) I think we all got a great deal of information and had a hell of a lot of fun! I had the pleasure of riding back on the plane with "mr. this is how I roll baby" (John) And I must say I think my seats in the back of the plane (literally nobody behind me but the flight attendant) was by far better than your high class section in the front. That's why you wanted to hang out in the back with the cool people! Ill post a few pics later of my back seat party (literally) after I get approval lol! The new first class seats! LOL!
