  3. Hello Investor Friends, I wanted to see what's your plans for Summer 2016 !!! Besides laying on the beach with a cold alcoholic beverage!! What kind of marketing strategies are you using now? Are bandit signs and flyers still working? Anyone still marketing consistently? (This way) Do you have a new marketing plan for Summer 16 ? What are you doing for leads? What's giving you the best Results? Very curious to find out what's new and what our successful investors are doing nowadays!

  5. Hey MC, things are going great. How are you doing these days? Yes, Hard Money and Private Money are very different. Wanted to see if we knew any Good Lenders (Preferably Private) here in our Forum. Maybe even a strategy to find private funds. Using Hard Money is expensive but Private like you said MC is the right way to secure funds. I have a Few Multi Family projects I'm working on.. I definitely have the cash to put down. My Focus this year, Buy and Sell Multi Family! I'm going to need access to more Money! Good problem to have! Right? CREAM

  7. You can Easily make Six Figures annually doing C/A's Thanks to this Forum for teaching me everything I know. If I can do it... Anyone can Do it !!! No Excuses! I dropped out of High School and was considered a failure. This forum is like a University. I can know teach anyone to do this. Thanks to everyone here. My advice.... Read the forum, apply the info, get paid and repeat.

  9. What do you do when a Realtor is in the way of a great deal. The Strategy is a C/A but the homeowner has a Realtor trying to rent out the unit. The homeowner doesn't want to get rid of the realtor. But the homeowner is very interested in my C/A strategy. What should I do?

  11. Well.... That's why I asked the question. My friend would love to work on these deals but has very little time. Maybe we can do a JV agreement so we both have the right to work on the deal. He can pay the 5k as a coaching fee. I will speak to my lawyer about this.. But I must be doing something right when people are ready to pay me to do deals
  12. I have an amazing Question! Let's say I have a few Friends that want to make money with Real Estate But don't want to do the work (because they dont have time) Could I Do the work for them and they pay me a Management fee? Meaning I do all the work for the deals but they just pay me up front. Like a Membership fee.

  14. 1,000 is Escrow - also 1,000 to pay the attorney to do the contracts and handle the paperwork - it's pretty much I'm Flipping this Business to a Buyer who is hungry for a Income producing business in a great location. The Lawyers is demanding these fees in order to close this deal for me. Same lawyer doing my Real Estate transactions Seems like this guy (the lawyer) is making a fool out of me - listening to the guys on this forum, but I will do whatever it takes to make the deal happen. I mean, spend a thousand to make 50k on a Business deal. Not bad! But if you can save me money then let me know. I think we should get together MC Start doing Live Real Estate Trainings So many people out here deserve to know they can do deals without any money down just like you guys on here
  15. you see this is the confusing part.. I need to know the Closing process. Once I have contract between me and the seller with the pure option contract then I have the buyer sign an assignment agreement then explain the process of closing, due diligence period, this is not a double close the title company pays me a check for basically cancelling my contract with the seller. But How do I tell this to an attorney that owns a title company. I need some help here I'm sitting on a bunch of deals.
  16. Spoke to a Corp. Attorney and he is telling me he can do the assignment but I need to have a contract between the seller and I place a deposit in Escrow and then assign it to my end buyer. Simple - Looks like I will do this deal and make around 20k+ in profit! I am paying all Fees for this deal so I can get it done quickly! SWEET!
  17. I spoke with my lawyer today about pure options. Lawyer with over 30years of Experience is telling me that I can't Contract a property even if it's a Option to purchase agreement without deposit money in Escrow. Even If I wanted to assign, or double close I need to have a Escrow Deposit to have total control of the property to market and re-sell. What are your thoughts? Is this lawyer someone I should be working with to handle my Deals? I hear many stories of No Money down deals. Or even people having their buyer place the money for deposit but if that's the case you don't have a contract because the option or purchase agreement is not binding. I'm a little confused here. For Example : Seller wants 100k - Comps come in 150k - 185k I contract the property for 100k with a option to purchase my plan is to sell the property for 120k 20k spread. what's next after I have a few buyers in mind that would purchase this property in a heart beat
  18. Hello Friends, I have a Buddy that owns a Grocery Store. He wants to Sell his Business to me for $150k it's a Long term Lease in a Shopping plaza. He has invested over 300k in the Store and has proof. I have a few buyers in mind that would buy this business in a Heart beat. Only problem is...... My Business partner is telling me we can't sell the Business because we are not brokers. In order for you to sell a Business in Florida you must be licensed. I was thinking of doing a Option to Buy then Sell my Contract. I am wondering if anyone can help me here. I know it's not Real Estate but I thought it would be the same concept. I'm not sure how to put this deal together. I know I can Sell this Business and make a Good profit. Any Thoughts?
  19. The 10% is only for the Cash Flow we receive Monthly from the properties that we buy and hold. If we are Contracting to turn over to a end buyer then we split profits from the deal 50/50 My lawyer approved the JV and we are moving forward to buy some Multi Family. Thanks MC for your Feedback!!

Is it better to find an out of state lender so they don't use the address ok anyway to circumvent the deal. Rocky valley pof in minutes? Which one of these are 100 % how could they be one hundred if they are out state and normally they order their own appraisal on it in order to fund 50-65%? How do we know those HML arent phony and ripping us out of our deal. how did you obtain those? To me, The biggest risk as a HML is how much to lend on it. These guys don't care where the deal is they are nationwide? Can they source a local appraiser and establish their own ltv making sure they don't lose even if they get the deal?
