Every Sat morning he and his wife get in the car and drive the neighborhoods they are interested in working. They are looking for houses with Realtor or FSBO signs in the yard. When they see one they stop, get out of the car and place an information piece on the door. They don't knock or disturb anyone. If the owner is outside in view they walk up and hand it to him/her. They spend about 4 hours every Sat morning doing this. They use Microsoft Streets & Trips to plan their driving route and keep track of where they have been. They say it allows them to really keep on top of everthing in their target areas, including knowing the prices homes are going for. And yes, they get deals from doing this. The piece they place in the door is as follows. The wrote a "Special Report" on the advantages of selling their home on a Lease-Purchase. I think they said it is about 10 pages in length. They place a 1 page cover letter on top as they stop at the house. They have one cover letter geared to FSBO's and another geared towards Realtor listed homes. They also have a box of their business cards with them. They put the cover letter & "special report" into a clear plastic sleeve (with a handle/hole at top) and drop in a few business cards.
