On air interview

Hello everybody!

I am back AGAIN, I have been reading some good stuff lately and I am impressed by some of the great questions and answers here. I don't even have to post my question most times because the answer is almost always already answered ;) .

 

Now to my question: I am getting ready to do a series of interviews on the air and I really need some advice on what I want them to ask me and what exactly my answers should be. I am trying to attract sellers and buyers, but I don't want to attract any REPS ( Real Estate Police). If you guys were in my situation what and how would you guys go about it?

Any advice from my fellow naked investors would be great!

Radio guy: So, if I am a home owner how can you help me?

 

C&B: Well, Radio Guy each situation is different we have many different programs available and it will really depend on the many different fact that we would actually have to talk to the home owner to see which program would fit his or her situation.

 

 

Radio Guy: Okay I am a home owner that that is selling FSBO can you help me?

 

C&B: Yes, We have specific programs for this situation, and can get the home owner a better price?

 

 

Radio Guy: Well I talking to you, I like what you had to say but I want more control (work on the terminology). Can you help?

 

C&B: Yes, even with this situation we can help (consulting)

 

 

Radio Guy: my house needs repairs but I don't have the money, can you help?

 

C&B: We run into this a lot and in most situations we can help...

 

 

Radio Guy: C&B can you help everyone with there house problems?

 

C&B: As much as I would like to say yes, sometimes we can not...But, we might be able to make suggestions that just might help them help themselves!

Boys, what type of interview will you be doing? Do you mean like an infomercial type setup where the host is interviewing the company spokesperson? Or something else?

I suspect you're setting it all up, so obviously you want the interviewer to make you look good. You'll want to hammer home all the advantages to your two target markets: homeowners, (first), followed by tenant/buyers. I think if you review your materials you'll be surprised at how much you can come up with and how much you already know.

When will the interviews be made, how many, how long are they, and when will they run?

I have some ideas already of course, but I had to let you guys know what I was doing in case someone had some advice that I hadn't thought of yet.

 

I plan on targeting my sellers in the first half of the interview and my T/B's in the second half. I am going to stay away from statements that might make me sound like a broker or realtor. As I was going through my questions and answers I find myself making lots of changes. It is quite difficult to keep my interview free from the broker/realtor stuff.

What I plan on doing is presenting myself as a lease purchase specialist or consultant. I will let the listeners know the advantages of selling to me via LP as well as the various programs I offer.

Do you guys think I should mention the fact that I am not a broker or realtor? I am planning to make it known that I am not a broker/realtor, but a consultant, someone that will buy your house or show you how you can sell it yourself.

 

To answer your question Michael: What I will be doing is sitting in the studio with the DJ for a couple minutes. I don't want it to last too long because I would hate to run out of material. I have thought of repeating a lot of the info, especially my number to make each interview longer. They gave me a choice of more radio spots or to do these interviews as my spots. I think the interview would work better because of the personal touch as well as my ability to answer some of the questions sellers have.

 

I guess we will see how it turns out. I will let you guys know how infectious I really am or how boring I am ;)

I am doing trade! I am a contractor for the station, I do all their maintenance and repairs, deliveries, and whatever else they need.

I also want to opine with the fact I think your focus should be more towards homeowners. As anyone in this business can tell you, the bigger obstacle is finding the properties. Making the phone ring with sellers calling you should be your priority, in my opinion.

Seems the Realtor issue is weighing on your mind. I think you can say something along the lines of "....and since we are not Realtors you pay no fees or commissions of any kind". That's it. No need to beat a dead horse. You've issued your disclaimer. Spend your time telling the homeowners why they should call you for additional information. Frankly, I don't see the Realtor issue as a big thing at all. We are not doing anything illegal or underhanded.

Overall, my belief is "less is more". Meaning, you are not trying to give a complete tutorial and training course in a 60 second spot. Your goal is simply to create enough interest to make the homeowner pick up the phone and call you for more information. If you can do that, once you are speaking with them live, you can get into the details. I think creating that interest is best achieved by keeping your interview clearl and concise, hitting on the details which are important to the homeowners who you are targeting. Kiss, my friend. Kiss.

I agree with Michael. You're not doing anything wrong, so there's no need to hide. You might not want to say things like: "Realtors are a scam don't waste your money on them. Call me and I'll do a better job of selling your home for you."

 

I think if you point out that you're L/P consultants or property managers, or whatever angle you want to take, and disclaim that you are not a realtor--as Michael suggests. Then you'll be fine.

 

And let's all remember that there are no REPs, it's just a joke ;)

And Cruz, when MC says "kiss" he means "Keep It Sweet and Simple"--NOT "Keep it Simple. Stupid!" Despite all denials of Vennie the Thumb getting to MC, I have it on good authority that MC was given a good "niceness lesson" from Vinnie. <_<

I can envision the DJ introducing me as a lease purchase specialist:

DJ: We have Cruz in our studios this morning who specializes in lease purchase agreements.

ME: Good morning everyone!

DJ: So what exactly does a lease purchase specialist do?

ME: I Buy houses using the lease purchase technique!, homowners who need a quick answer to a problem property, need to sell fast for whatever reason,(divorce,job move,loss of job,two payments) and can't afford or just would rather not pay commission to realtors, then they can call me.

DJ: What other advantages do you offer?

ME: By choosing to sell to me they almost always get a top of the market price, they don't have to pay any fees whatsoever including closing cost because I am not a realtor.

DJ: Do you buy any and all houses?

ME: Yes! All houses are evaluated free of charge in hopes of fitting them into our program and in the event that there comes a house we can't buy we will offer our specialized knowledge in hopes of educating the homeowner in the process of selling their house.

DJ: How do people get a hold of you?

ME: I can be reached by phoning me directly at: xxx-xxx-xxxx

DJ: You heard it folks, if you have a house you want to sell, then call right now, that number is: xxx-xxx-xxxx ask for Cruz he can solve your real estate problems,

again that number is: xxx-xxx-xxxx

DJ: Is there anything else you want to add?

ME: Yes! I just want to stress that there are no charges involved whatsoever and the sooner you call the sooner you will have an answer to your problem.

 

Something along these lines is what I have envisioned, but I want to know what you guys would say if you were in my situation.

I would just say they call me. This will make it sound like everyone is calling you.

are you going for CA and consulting only. if not I would change the wording...and use something generic about fit a program to the problem.

I wouldn't say yes, because you contradict yourself further on

Tony! I don't see anything negative about your suggestions. It was all helpful. I am still going over my material and all I have learned here and adjusting my interview, so it does have room for improvement. What I posted here was just something I came up with real quick. I plan on refining it, plus I will talk it over with the DJ and see what she thinks.
