Have tenant/buyers for Missouri property

Greetings all,

 

There is a couple who have had some financial challenges and they are interested in a house in Strafford, Missouri.

They can come up with about 3% down and make around $1200/month payments. 2 full baths, 3 bedrooms, 2000sf, 6 acres, swimming pool, lodge style woodburning fireplace, attached two car garage, 10 miles out of springfield in strafford, taxes $450.00 a year....cedar sided. Sales price $125,000.

 

We are looking for an investor who would be interested in purchasing the property and doing a lease option with t/b for 2 years.

 

I personally dont have time or interest in buying this and working it from out of State but if any of you would be interested, please contact me a.s.a.p. Another investor is trying to get something done but we are having difficulty.

 

I will work out an arrangement and financing for anyone interested and will make it worth your time and money.

Andrew, I just may have someone who can help. She presently resides in CA, but has family in MO. She just recently returned from a trip there to purchase some residential investment props. Right now she is on vacation in Hawaii. I expect to be hearing from her in a few days. When I do, I'll find out if she is interested and put her in touch with you if she is.

Whoa Michael,

 

It's been a while since we posted! This deal could still be a reality.

 

I believe I know who you are referring to. I'd still like to work with her but when I last spoke to her she seemed to lose interest...at least that was my impression.

 

I'd still be interested in seeing if we can make this work. The property she was looking at was priced at $130,000 and also included a swimming pool.

Andrew, I told Cris about this property a few weeks back. If she hasn't pursued it I can only assume it doesn't work for her. Nevertheless, she had some high praise about you! ;) Some crazy notion that you're honest and hard working??

Hi Michael,

 

Yes, it was Cris. She seems to be a nice person and sincere. So she has this crazy notion I work hard and honest? :o Well, I certainly try to do both and maintain happiness and balance in my working relationships with investors. I realize however, that I cannot be everything to everyone.

 

In a previous chat with her, she explained to me that she wanted to buy REO's in the mid $40,000 range in MO. My reply was that I could do deals like that and help her out but it really wouldnt be good for her because the closing costs would run over 5% of the sales price from what I can do. I'm guessing that an appraisal would cost between $300-400, then you have title and escrow fees of around $500+, loan origination of 1.5% on loans under $100k (about $600) and when you add this all up, it doesnt make sense. So I was honest with her and told her she would be better off to go to a local bank there for financing. See, I am a nice and honest guy, willing to give up a commission check and a few deals just to have honesty and integrity win! ;) No sense in attempting such a deal if the investor doesnt win either.

 

Ironically, I told the same thing to another investor in Virginia or somewhere near that area and since then have gotten the 'cold shoulder'. Hmm.. makes me wonder....dont misunderstand, I'm all for making a few bucks but I'd also like to do what's best for the clients/investors. Unlike other mortgage brokers out there, I truly do care for my clients and will do what is best for them, even at my expense or losing a 'deal'.

 

Do you have any comments? I'm hoping that you can talk to Cris on my behalf and make some sense where perhaps I havent?

Yeah. Keep doing what you're doing because honest folks in an industry dealing with money are a rarity. I wouldn't change a thing about your approach, Andrew.

As for putting in a word to Cris for you, believe me, it ain't necessary. She was impressed and if she can use you she won't hesitate to call.

Yes, we had a good thing going for a short time and it was a good experience.

And by the way, since you were so cool about it, ALWAYS feel free to ask for help when it comes to financing and I'll do my best to get answers for you and assist you in getting financing in place. That also includes your current deal that you are working on too!
