Referral Post Cards

I saw this somewhere else and thought it was a great idea and wanted to share it

 

Make a post card (4-up out of a letter-size piece of paper) that says something similar to this.

EARN Extra Cash --- It's as easy as 1-2-3

 

1. Find a house

2. note the name and phone number

3 . pass the lead to us.

 

We'll pay a referral fee of $XXX.XX for each deal we close that was referred by you.

 

Put your contact info on it and give it to everyone who makes the rounds...

postman, UPS driver, FEDEX person, meter readers, garbage collection staff, milkman, breadman (do they still have those last two?) Give them to your family, friends and foes.

 

Could put lines on the other side so they can fill in the blanks with several houses, then turn it in.

What about using a self-addressed mailer to make easy for them to get them back to you.

 

I'm also thinking of addiing a short blurb listing all the types situation that would qualify...(not in this order, just brain-storming here)

Tired-landlord, divorce, death, no-equity, relocating, double-payments, etc.

You get the drift...

Option , how much do you give some one for refferals. You give them too much (like $500 as i have heard others giving) and they think you are scamming them or they get fat an lazy on just a couple of deals? Not to mention cutting into your hard earned profits. Or maybe Just $200 per deal which is more than most people make in a day. For just a simple referral (about a 10 minute call to you) $200 is nice and would keep them on the look out for more.

 

What is every one elses take?

We do offer $500.00 to the person who provides us a lead on a property that we end up actually completing a deal with and $250.00 for the person who provides a TB for one of our properties.

 

 

We feel quite comfortable offering this type of money and find our mail box full of leads for homes FSBO that we wouldn't otherwise know about. Our profits are substantial enough to accomodate this comfortably (and remember we find deals on our own, for which we don't have to pay a referral fee.) We calculate this payment into every deal we look at and if we don't have to pay it, so much the better. Recently we were referred to a person with 2 houses to move...we've taken one and if it ends up we take the 2nd, that lucky person will end up with $1000.00 extra income this month. Our take will be substantially more over the term we will control the properties. As for the TB referral, we simply filled a propety with little to no markeiting effort or marketing dollars or "sweating it out" time waiting for the buyer--- $250.00 seems fair for this!

 

It also builds loyal birddogs out in the community.
