Legal Or Not

Hi All

 

I found a FSBO house 3 bed 1 bath.

 

The garage is turned into a cottage 2 beds 1 bath with it’s on electric meter and water meter does this make it a legal apartment?

 

What do I need to know before I would even think about buying or L/O this property?

Find out what year it was converted, it may be grampa'd in. Call the city and find out if it is okay. Don't give the addresses you could get the FSBO in trouble.

No, the fact that utilities are present does not make that a legal residence. The county needs to have issued a Certificate of Occupancy for the apartment to be legal. Ask the owner if he has one. If not, it isn't legal and the sale of the property will be hindered by this.
