Help Plz... Financing Possible With Low Income?

I know this may seem like a silly question but I may be out of a job soon and I don't want that to mess up my ability to get financing. Even though I want to do the CA/SLO thing, I also want to get properties that I may need some financing on. If I am no longer working that would cut our income by 1/3. I don't know how much we can do on 40K a year, especially having 2 mortgages already here in So Cal. Credit 700+.
