Well I thought about sending it out to expired listings. My wife said if I did that I would for sure be brought up on ethic charges with the local board. So I guess I may change it a little. I will keep you posted. But man I want to send it so bad.

This reminds me of the oversized postcard I wrote for about-to-expire sellers. Not sure if I posted it before, but here it is:

 

BAD AGENT Causes Financial Heartache

 

Kitchener--David and Lisa thought they had made the right

choice when they hired their real estate agent Stephen. He

came with references and years of experience. But it wasn’t

long before they knew something was wrong.

 

Just two short weeks after taking their listing and assuring them

that they would get the price he had recommended, their agent

began to pressure them to reduce the price. Every week or two

they found themselves in another heated debate with the

“expert” over the price. And what was Stephen doing to sell

their home? He hadn’t brought any of his own buyers through

from the “long list” he said he had. He had only held one open

house where he found a buyer—for someone else’s house. It

didn’t take David and Lisa long to realize that Stephen’s only

strategy for selling their home was to lower the price further

and further.

 

Right in the middle of this nightmare as the financial pressure of

making mortgage payments on two houses at the same time

was beginning to take its toll, they received a postcard from a

professional home buyer by the name of Doug Pretorius,

indicating his interest in purchasing their house if they were

simply willing to lease it for a short time before closing.

 

Finally, an answer to their prayers! Since their listing was about

to expire anyway David and Lisa called Doug at xxx.xxx.xxxx.

Just 3 days later, after inspecting their home, Doug agreed to

lease purchase their house for their FULL asking price.

 

Doug buys houses throughout the Region of Waterloo.

Are You in an ABUSIVE Relationship?

 

* Does your agent blame YOU because your house hasn’t sold?

* Does every conversation with your agent end with a price “adjustment” (down)?

* Does your agent blame “the market” because they don’t know HOW to find buyers?

* Is your agent’s name or face bigger than the words “for sale” on your sign?

* Does your agent use YOUR home to sell OTHER houses?

 

If you answer yes to any of these questions, you may be suffering from Abusive Agent Syndrome.

 

GET OUT NOW!

OMG Doug, that is hiLARious!!

 

I always talk about the fact that Realtors have these big ass pics of their faces on their signs and advertising....it's like , who CARES?!!

 

Here's another one:

Dougie boy, this brings back memories!

 

Remember when we both submitted this post to Craigslist (you for your market in the K-W area and I for Vancouver)?

 

However yours stayed up for a few days and mine got flagged instantly!!!

 

Oh ya, that was a fun experiment!!!

 

Definitely one of my "highest" moments with test marketing ads!

 

I still think that this is the most brilliant piece of art that you've produced to this day! It still makes me laugh my head off! It woudn't be so funny if it wasn't so true though!

Good marketing material. I wish that you did deals in Alberta, when we were trying to sell our house.We got scammed on a house I cosigned for my in laws in Edmonton just like the situation on your first postcard. I hope that you get a lot of calls on it.

Fun stuff, Doug! And probably effective in a market like mine right about now. I think I might have to give your ads a run for a bit and see what I turn up.

And yeah, why is it every Realtor ad in my county is just a big ass picture of some woman or husband/wife team smiling back at me?

WCG, I forgot about that! I was surprised I didn't get any response. I think it would have to be mailed directly to people who have had their house listed for a few months with no action. That would be your target audience.

So it's not just me...

 

Do these couples you speak of also

have the words "team" and/or "DonnyJoeandSara.com"

in their marketing?

...like it makes any difference. :rolleyes:
