What kind of online ads are you guys running?

RK, yeah SLO is the plan but so far nothing has made sense as an SLO so CA it is. No I don't do sub2s.

 

Jonathan, good idea targeting realtors I'll give that a try.

Here's an ad I use on craigslist. I post it in for sale by owner, real estate services, and financial services.

Don't assume CA at all. Rarely do I do them. I have a hard time spelling CA most of the time. It could be a cash, sub2, lease option or any of the other business models that the deal fits in. I do and will take care of the realtor based on the cash the property can afford to pay. If it is a sub2 deal I will place 3% in the offer so I can take care of them. If it is a lease option then I will split the option fee with the broker and pay them the remainder on how the property can afford to pay for the deal once it is cashed out. Rarely has that happened.

 

But if a CA did come up and that was the only way to play the deal then that is what I would present.

I'm using photoshop and my wife's help to make my ads!

 

And like Jonathan said, I then take them into photobucket and upload them and then copy the HTML code and place in craigslist.

Thanks guys! Too bad kijiji doesn't allow HTML :( But I should start running ads on craigslist anyway.

 

Yeah that does suck!!

 

Backpage will accept HTML though. And Oodle.com

 

Those are the 3 sites I post at every single day and get pretty decent leads from doing so. The trick is being visually appealing I guess;i.e. more pictures/graphics and less black text...

 

Also there's a real easy way to make your ad "clickable" when visitors scroll over it. You can direct them to any URL you'd like...mine takes them straight to my website.

This is my HTML code given by photobucket:

In order to make it go to a website/URL of your choice, simply change the first http:// destination in the code. My destination right now reads

 

"http://s107..photobucket.com/albums/m281/Merrrredith/?action=view&current=postcard-1.jpg" target="

 

Now I change from that to "http://nchouseswanted.com"

 

So my new clickable ad/code looks like this:

Yours would look something like this:

I hope this helps...I tried to make it as least technical as I could.

 

Basically change the first http destination to the site you want people to click to..
