To those of you doing direct Mail. How long do you keep using your lists. 6 MONTHS or 1 YEAR?

FOREVER! If you are mailing to absentee owners, you should select a target market (where you want to buy and sell homes). Send them a postcard every 2-3 months. Simple as that. Consistency and follow up is key.

 

Also, send everyone you made an offer to in the past a postcard every 2-3 months. That will become the list where most of your deals come from.

 

If you can afford it, the best guy out there teaching direct mail marketing is Richard Roop.

Right now, I am only doing CA's. Every once in a while I will wholesale a property to a rehab investor. I am only doing emails to Craigslist For Rent ads. They are keeping me plenty busy. My 2nd favorite form of marketing is direct mail, simple yellow, personalized postcards - the ones Richard Roop uses. If you can afford it, and you really want to focus on direct mail, I would suggest www.SalesTeamLive.com, or go there through here for some free goodies (http://richardroop.com/custom/index.cfm?id=123038). Sales Team Live uses Roop's postcards.

I think if you are mailing to absentee owners it may be good to mail them every three months for the first year but after that only every 9 months will get it. Most people would opt out if you get on their nerves sending them letters so often.

How much does it cost for direct mailing and who do you contact to get started?

I haven't done any direct mail yet, but I know that Click2Mail has been recommended before on this forum. They have different prices depending on how many you send. I'm sure there are other companies out there that do it.

You can get a list several ways. One is from your local tax records. I get mine there also and its free. But for my large mailing I use http://www.listsource.com to do some mailing. It cost about .17 per record.

 

I use my greeting cards for direct mail. You can view my greeting card site at http://www.jonathanrexford.com and on the left hand side I have a 13 minute video to explain things.
