A Secure, Safe and Totally Transparent Investment

Good Day ,

There are far too many families with small children that live in substandard housing: lead based paint, rats, roaches, non working plumbing and electrical, all in this great country of ours.

 

By funding this investment you will be helping to resolve the problem and make a good return at the same time.

 

Your money is secure and not commingled or pooled and is not released until after the work is done. A first mortgage on the property will be recorded in the name of an LLC that you are the sole member.

 

In addition you own 40% of the property to be renovated.

 

You earn simple and compound interest for a period of ONE to FIVE years. You receive 40% of the gross net profit plus any out of pocket expenses at the time of sale.

 

Below is an over view of the proposed Investment:

 

A new Limited Liability Company will be formed in the state or

country of the investor choosing. The investor will be the sole

member of said LLC. This LLC will be the lender reflected in the

mortgage documents set forth here in. This LLC here after referred

to as the mortgage LLC.

 

A new Limited Liability Company will be formed in the respective

state where the subject property is located to hold title. The investor

will be entitled to forty (40%) percent of the income or loss of this

LLC over and above the interest income of the mortgage LLC. This

LLC shall be the investment LLC

 

a.) You will receive and executed and accepted real estate purchase

contract. Reflecting the purchase price and that the property will be

vested in the name of the LLC.

 

b.) An appraisal of the subject property reflecting it's after repaired

value. By a licensed independent real estate appraiser.

 

c.) Lodging of a detailed scope of work setting forth the work to be

preformed.

 

d.) A detailed budget and renovation contract with a local licensed

contractor.

 

e.) Executed mortgage documents will be delivered by the title

company or settlement attorney of record.
