Tmartinloan 0 Report post Posted January 26, 2010 Have you ever used this as a selling point when dealing with a T/B?At anytime during the lease agreement you may purchase or sell the home for more than your option price and profit. Does you option state the T/b can purchase or sell the home at any point within the option period to pay off the seller for a profit? what do you think about this concept as a selling point for the T/B? MichaelC 160 Report post Posted January 26, 2010 Yes, I do mention this. And why not? It is, in fact, perfectly legal for the t/b to sell the property and profit in the process.
Jonathan RexfordFL 8 Report post Posted January 26, 2010 I actually bought my tenant buyers option out of a property back in 2005. They were getting a divorce and she called said that they would not be able to pay the rent. I told them that if they moved by end of the month that I would give them their option payment back of 3500. They had a strike price of 87K. The home at the time was worth 160K. I was dreading the time they were going to buy. I bought it back and turned around and flipped it to an investor for 135K. He sold it for 165K. That lady lost it recently. Another investor just bought it for 56K. I tried to buy it for 25K. Well that was an interesting deal
