Email campaign

Each week,i will email a minimum of 50 sellers and renters of single family homes.My goal each month is to email or call at 200/month. I had a few things this week and didn't start my campaign until this morning. I managed to email 20 fsbo and renters. So far i got 2 yes and here they are in the bottom.

 

Email 1 from seller: Mr Beneche,

I am open to rent to own.

Send me a phone number to call you and we can discuss further.

Thank you

 

Email 2:Hi,

We are open for rent to own. But the renter would have equivalent rights as the other interested buyers.

I get these yes all the time,my weekly of 5o emails somehow always brings 5-10 yes but i have no idea how to turn the lead into a deal. Goal is to have 2 contracts signed per month i think it scares them when i reply i'm an investor. Can anyone help me with a reply email when i get a yes from a seller that would give them a brief explanation why i contacted them,from there if they reply or call,i can move forward with them.

Sounds like email 2 doesn't understand really what rent to own is (they don't seem to want to tie the property up in case a buyer comes along before the tenant/buyer exercises their option). You could still talk to them and see if they really mean it or if you can get them to agree to an exclusive option
