yard sign: professional or hand written? HOA is complaining

I have a home listed at 200k that i'm trying to find a TB for so i put the yellow hand written sign out front with phone #, monthly rent, beds & baths and my website. Someone from the HOA emailed me about my unprofessional sign so I have two questions:

 

 

1. what would you do.

 

2. for those of you who use professional signs when marketing for a TB, how much do you pay for your signs, and where do you buy them so that I may possibly purchase some?

Being the tight waud I am, I use the plastic signs with the heavy stake. I have a custom sign made using WitnessDesigns.com who is pinned at the top of the marketing forum. I design or they will design, 2 color, both sides. Depending on the quantity the cost is about $10. each. The stake is about $3. I do custom directionals as well. Having said that I used the preprinted RTO signs for years.

 

If there is no by-law with the HOA about the type of sign I would think there is nothing to worry about unless the emailer goes and grabs it up on his own.

I use only professional signs, most HOA's won't let me leave them up however my main market is single family. I buy them locally from Fast Signs which is a chain. An 18x24 sign for out front, printed both sides is $80, directional signs are $15.

verb, what specific HOA rule have you broken? Are signs not permitted, or must they be professionally made?

Typically most HOA's ban signs...

 

To overcome that... put them int he windows

of the houses... and use directionals...

 

I have a complete step by step PDF that

I created for a marketing seminar where folks

paid several thousand to attend..

 

It's the step by step of how to sell houses

really fast... it will get you around the HOA

It's a 3 step process...

 

Perimeter signs - about 25 of them.. (blank and

handwritten work well for this, blanks cost you less

than $2 bucks)

 

Directionals - about a dozen of them plus stakes (they

will cost you about $3 with the stakes)

 

And then in the windows and front yard of the house

(those will cost you around $5 each and you just need

2 or 3)

 

Anyway the details are in that PDF... its the system I use

and have been using to sell houses since 2003...

 

All my houses sell in less than 2 weeks...

 

So, the answer is handwritten away from the house.. and

printed directionals and printed at the house!!

 

Combination of both...

David, love the post very informative, however, you stated that the number at the house should be a live answer, any suggestions for an answering service or are you stating that you should be the live answer.

I don 't do lease options/purchase or rent to own...

I always do straight owner financing with a note and Deed of Trust

just like a bank would...

 

Waaaaaaaay back when I did...

 

Rent to own was the lower end crowd...

 

Lease Purchase was the higher end crowd...

 

Answer the phone live either by you or someone

you trust to make a deal happen... (employee etc)

 

Once you have spent the money to drive the traffic

to the house... why would you ever turn that person

over to a voicemail or service that doesnt care one

hoot about you getting the house sold....

 

They are in front of the house... it's time to sell a house..

 

And with a typical deal being worth 20k plus... That should

be one aspect of your business that you don't drop the ball

on....

Okay okay...I understand...answer the phone calls myself, don't let them go to voicemail...one problem with that, I work at a high security defense contractor and can't always just answer my phone if I'm in a closed restricted area....so do get an answering service or have it go to voicemail...

 

...I will be putting to practice your sign theology...I like it.

So, another question, sorry if I'm beating this to a dead horse. You stated that you only use signs and are able to usually sell your houses within 2 weeks, correct?

 

What if the house is in a place where signs don't last long, do you find it worth it to just keep putting up signs. I'm not worried about getting fined because they go to a untracable number, however, I'm not the Daddy driving a big Caddy right now and need to use the best marketing I can for my money.

Two days!!

 

15k on a $130k sale... and

5k on a 65k sale...

 

 

You do exactly like I lay it out

in that manual....

 

The perimeter bandit signs you..

put where people go to work, go to

eat, go to shop... High Traffic is

the key...
