Ok.. So using KISS I will just go with

 

Ellis Properties...Lease to own Specialist.

Next is Facebook/Website and a new phone. After that I should be good to go...except for other things I have to get dealing with the Tx law of course

I have used the same number/personal phone for 10 years.....

1 number..1 phone...but that's up to you...

Why not use your personal phone?

Unless you work for a company that PAYS for your phone...just use what you got man!

I know having multiple phones makes you feel like a man....but...no need for it...

I just use my cell, and my voicemail says "This is John Jackson with Leasing to Buy, please leave a message...blah blah blah"

You don't need the added expense of another phone.

You could always set up a google voice on your cell if you really wanted to.

Jackson is a cheapskate. But on this issue he's right. Save your money and concerns for more important matters. Right now, stick with the basics and focus on one thing: getting your first deal done. KISS, indeed!

ok so i think i am going to start today by contacting FSBO ads. ....i am just going to jump in and worry about the other stuff later. but i do have one question. If a seller calls what specific questions should i ask to see if he would be right for a CA? how should a typical conversation go?

That's what it takes, ellis. Thinking and theories will only get you so far. Moving and action a hell of a lot farther.

No such thing as a typical conversation. Everyone is different, with a unique personality. If you try and read from a script you'll sound like you're. . .reading from a script.

Relax. Let the homeowner talk and tell you what their problems with the property are. Accept the fact that you're going to blow it at first. We all do. But you'll get better, and quickly. There's no education like experience.

So far I have has 2 responses back. Not sure what to do next.. I just asked if they would consider doing a lease option

 

First response is

 

1. I'm assuming you have issues gettting a loan approval? How much money would you have to put down?

Both homeowners are assuming you are looking for a house for yourself. You have to let them know immediately that isn't the case, but that you are providing a service to help them. If they aren't interested, that's fine. Hearing "no, thank you", early on isn't problematic. You move on to the ones who are interested.

Thats what I did. Hopefully I hear back from them. Tomorrow I plan on contacting more FSBO. Hopefully I can get a deal done soon

Keep marketing, ellis. That's where it all starts. It takes just one homeowner to agree to work with you and, bam, you've got your first deal and then you're off marketing for tenant/buyers.

so i must say that i am a little discouraged. I emailed FSBOs this week and they all told me they are not interested or they ignored me. i dont like the idea of cold calling but i might try it

.....maybe direct mailing could work

Ellis, you need to adjust your expectation a little.

Sometimes it's just slow. There are times I email 200 people and I only get a couple responses and those are "No".

 

Michael gave me a great advice when I started, that is do a little bit advertising very day, at a specific time. Soon you will have a routine going. So maybe you should start mailing 20~30 people a day, for 1 hour. Then allocate 45 minutes to answer emails and return phone calls.

 

Internet advertising are very competitive depends on the market, home seller are getting bombarded with solicitation emails. So if you are not getting response, try simplify your message, and most of all be persistent.

 

 

Also, I wouldn't mind do cold calling but I just simply don't have the time. You will find it works better than email. Again adjust your expectation, 9 out of 10 people will say no. And you will mess up and lose a couple sellers, we all been there.

ellis, it is way too soon to be discouraged. You just ran your first play from scrimmage and you've moved from your own 1 yard line to the 3. No one should have told you this is easy.

Daniel offered some solid advice from his experience. Be persistent, expect most folks you contact to say "no", and you need to diversify your marketing. If one strategy isn't working, another one may just light it up.

So I am noticing that there are not a lot of FSBO houses in this area listed online. When I check the various websites its the same 5 or 6 houses listed. All of the FSBOs on Craigslist are investors offering owner financing. I contaced them all and they are not looking to do L/Os. I think direct mail might be my best bet. I have a realtor friend and maybe I can get him to send me some expired listings...
