Seller property disclosure form

Do you all have the seller fill out something similar to this in your state?

Do you have them fill it out right away, or wait until the tenant-buyer chooses to exercise the option?

If you don't have the seller fill it out right away, do you just give them a blank copy for their future use?

 

 

I'm thinking not since it reads this at the bottom of the form.

"This is to advise that this disclosure statement is not valid after 180 days from the date completed by the Seller.

 

 

 

Should something like a Lead disclosure form be given to the seller too?

 

I'm guessing there would be no need for me to sign the sheet as Purchaser?

In my opinion, the seller disclosure and I have no relationship in a CA. That's between t/b and homeowner if and when the t/b decides to exercise their option.

Erik, I agree with Michael that this form would be part of the closing docs and wouldn't be needed until the tenant/buyer decides to exercise the his/her option to purchase.

 

That being said, here in TN there are a few landlord/tenant docs that need to be signed/delivered when the tenant/buyer executes the lease agreement. :)
